By booking this property, you agree to the following House Rules:

1. Parking

No parking pass is provided for this property. Street and public parking are available near the building. Please follow all posted parking signs, restrictions, and city regulations. Do not park in private, reserved, or unauthorized parking spaces. Guests are responsible for any parking tickets, towing fees, or other charges incurred during their stay.

2. No Smoking or Drug Use

Smoking, vaping, marijuana use, and illegal drug use are strictly prohibited inside the unit, hallways, stairwells, and common areas of the building. Evidence of smoking or drug use may result in a minimum $250 fee plus any additional cleaning or remediation costs.

3. No Parties or Excessive Noise

Parties, events, large gatherings, and disruptive behavior are not allowed. Quiet Hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and other residents at all times. Excessive noise, complaints from neighbors, or violations of building rules may result in a minimum $250 fee and removal from the property without a refund.

4. Registered Guests Only

Only guests included in the reservation are permitted on the property. Additional guests or visitors must be approved by the host in advance. Unauthorized guests may result in additional charges, cancellation of the reservation, or removal from the property.

5. Early Check-In / Late Check-Out

Standard check-in time is 4:00 PM and standard check-out time is 10:00 AM. Early check-in starting at 12:00 PM may be available for a $40 fee, subject to availability and cleaning completion. Late check-out until 12:00 PM may be available for a $40 fee, subject to availability. Unauthorized late check-outs may result in additional charges.

6. Key Fob

A key fob is provided for building access. Please keep the key fob in a safe place during your stay. Return the key fob to the unit before departure. Lost, stolen, damaged, or unreturned key fobs will incur a $150 replacement fee.

7. Damages

Guests are responsible for any damage caused during their stay. Charges may apply for damaged furniture, appliances, décor, walls, floors, missing items, stained linens, stained towels, or excessive cleaning.

8. Report Issues Promptly

Please inspect the unit upon arrival. Any cleaning, maintenance, or safety concerns should be reported as soon as possible after check-in.

9. Packages and Mail

Mail and package deliveries to the property are not permitted. We are not responsible for lost, stolen, delayed, or misdelivered packages.

10. No Pets

Pets are not allowed unless approved in writing before arrival. Unauthorized pets may result in a minimum $150 fee plus any additional cleaning or damage charges.

11. Communication

Guests must remain reachable through the phone number provided with their reservation. Please monitor your messages during your stay in case we need to contact you regarding important property matters.

12. Key Fob Security

Do not lend, duplicate, or share the key fob with anyone outside of your reservation. Guests are responsible for any security issues or damages resulting from unauthorized access.

13. Noise Monitoring

The property may contain noise monitoring devices in common living areas. These devices do not record conversations or audio. They only measure noise levels to help prevent disturbances. Tampering with, disconnecting, or disabling these devices is prohibited.

14. Check-Out

Check-out time is 10:00 AM. Return the key fob before departure. Remove all personal belongings from the unit and ensure the door is securely locked when leaving.

15. Rule Violations

Failure to comply with these House Rules may result in additional fees, cancellation of the reservation, removal from the property without a refund, and/or claims filed through Airbnb, VRBO, Booking.com, Hostaway, or other booking platforms.
