Welcome to Summer Breezie Lakeside, your relaxing escape on beautiful Douglas Lake. This cozy three-bedroom retreat comfortably sleeps up to six guests and now features a brand-new heated cocktail pool, creating the perfect setting for a memorable lake getaway with family and friends.
Inside, the cabin offers a warm and inviting atmosphere with a comfortable living area, wood-burning fireplace, and Smart TV — ideal for cozy evenings after a day of exploring or relaxing outdoors. The open-concept layout includes a dining area with seating for six and a fully equipped kitchen featuring stainless steel appliances and a breakfast bar for casual dining and morning coffee.
The outdoor space is where Summer Breezie Lakeside truly shines. Enjoy breathtaking lake views while soaking in the new heated 20x10 cocktail pool, unwind in the hot tub, or gather around the lakeside fire pit under the stars. The tiki bar and spacious fenced yard create the perfect atmosphere for entertaining, relaxing, and enjoying the peaceful surroundings. A screened porch offers another comfortable space to enjoy your morning coffee or evening drinks while taking in the fresh lake air.

Rental Rules & Regulations
1. Check-In / Check-Out
Check-in is after 4:00 PM EST and check-out is by 10:00 AM EST. Early check-in or late check-out requests must be approved in advance and may be subject to additional fees.
2. No Smoking
Summer Breezie Lakeside is a non-smoking property. Smoking is permitted outdoors only. Please properly dispose of cigarette butts in designated containers. Smoking inside the home may result in additional cleaning or remediation charges of up to $250.
3. Minimum Age Requirement
The primary renter must be at least 25 years old and remain on the property for the duration of the stay. We do not rent to vacationing students or groups under 25 unless accompanied by a parent or legal guardian.
4. Payments
A 50% deposit is required to reserve your stay, with the remaining balance due 30 days prior to arrival. Some booking platforms may offer payment plans or have their own payment policies which must be followed accordingly.
5. Cancellations
A 30-day notice is required for cancellations. Cancellations made more than 30 days before arrival will receive a full refund. Cancellations made within 30 days of arrival will forfeit all payments made. Early departures or shortened stays are non-refundable. Travel insurance is recommended.
6. Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighboring properties and keep noise levels reasonable at all times.
7. Maximum Occupancy
Maximum occupancy is limited to 7 guests, including children, unless otherwise approved in writing.
8. Minimum Stay Requirements
A 2-night minimum stay is required. Longer minimum stays may apply during holidays, peak seasons, or special events.
9. Included Amenities & Fees
Rental rates include linens, bath towels, standard cleaning, and access to property amenities. Additional fees may apply for excessive cleaning, damages, or policy violations.
10. Housekeeping & Check-Out Procedures
Daily housekeeping service is not included. Before departure, please load and start the dishwasher, place all trash in the designated outdoor containers, and leave the property in reasonable condition. Please do not remove towels, linens, or other property items from the home. Additional charges may apply for excessive cleaning or missing items. We recommend bringing beach towels for use at the lake and pool, as bath towels are intended for indoor use only.
11. Rate Changes
Rates are subject to change without notice until a reservation is confirmed.
12. Pets
Summer Breezie Lakeside is a non-pet-friendly property. Unauthorized pets may result in additional cleaning fees of up to $250 and possible termination of the reservation.
13. False Reservations
Reservations made under false pretenses, including inaccurate occupancy or guest information, may result in cancellation of the reservation without refund.
14. Exceptions to Policies
Any exceptions to these rules must be approved in writing prior to arrival.
15. Weather & Emergency Policy
No refunds will be issued for weather-related events unless a mandatory evacuation or official state of emergency is issued by the appropriate government authority. In those cases, refunds may be issued for affected dates.
16. Dock, Boat & Watercraft Rules
Guests are welcome to use the jet ski ramp and may tie off watercraft to the outside of the dock during their stay. Please note that the owner’s boat, secured on the inside portion of the dock, is private property and is not included with the rental. We kindly ask that guests do not board, move, operate, or tie off to the owner’s boat or related equipment.
17. Property & Water Safety
Guests use the lake, dock, pool, and all outdoor amenities at their own risk. Children must be supervised by an adult at all times when near the water, dock, or pool. For the safety of everyone in your group, please read and follow the Pool Safety Guidelines provided in this guidebook. Guests are responsible for any damage caused during their stay beyond normal wear and tear.Thank you for choosing Summer Breezie Lakeside.
