Introducing our delightful 4-bedroom pet-friendly retreat in the heart of the quiet Del Webb community in historic Old Town Cottonwood! Being the largest floorplan of the community, with its high ceilings, arches and Arizona room, this home offers nearly 3,000 square feet of bright and open soaring space! Just a scenic 20-minute drive from Sedona, this bright and spacious vacation home is designed with your vacation in mind with excellent community amenities including a pool & hot tub to enhance your stay!

On entry to Del Webb – Roper Lane, a family room welcomes you with a queen sleeper couch and dedicated workspace, ideal for remote work or simply spreading out with friends and family. Breeze through to a bright and spacious open-concept living room with high ceilings and walls of windows, and doors opening to a tranquil sunroom and outdoor patio.

The open kitchen has modern stainless appliances, bar seating for 4, and an adjoining dining area for home-cooked meals – or take it outdoors! This space seamlessly connects to a sunroom with bistro-style tables, a dining table, a second Smart TV, and doors out to the back patio furnished with cozy seating areas and a BBQ grill to enjoy Sedona’s outdoor lifestyle.

4 Bedrooms – 2.5 Bathrooms – Sleeps 10 Guests

Del Webb – Roper Lane accommodates a maximum of 10 guests in 4 bedrooms on a split floorplan. On the East side you will find a primary bedroom with a king bed and a luxurious en-suite bathroom, and an adjacent queen bedroom. On the West side, a king bedroom and a queen bedroom are connected by a jack-and-jill bathroom. The home offers a full laundry for guest convenience. Other: Full set of golf clubs, a rolling cooler to travel with and a bike repair stand and pump. 

Pet Policy

Pets: One dog only (under 30lbs - no cats) is allowed with a nonrefundable $200 pet fee per pet (more than 1 pet requires the owner's approval) - No cats allowed. Must disclose the pet(s) upfront at the time of inquiring/booking - (The following breeds are not permitted: Akita, Chow, Doberman, Pit Bull, Rottweiler, American Staffordshire Terriers, English Staffordshire Bull Terriers, wolf hybrids, or any other breed with dominant traits geared toward aggression) - If any unauthorized pet(s) is found in the property, a $1,000.00 penalty will be assessed to the Guest(s) per pet. 

Cottonwood Ranch Community

Your stay at Del Webb – Roper Lane includes complimentary access to the Cottonwood Ranch community clubhouse with a seasonal pool and year-round hot tub boasting beautiful views of the Mingus Mountains, a fitness center, a computer room, a park with a playground and sports court, and lots of trails and bike paths winding through the homes. Guests will need to have an orientation in the clubhouse to get registered with a $100 fee for the fob which we will reimburse. The fee will increase to $100 starting Jan. 1st 2025 due to updated regulations and pricing from the HOA. 

Community Pool & Hot Tub: The pool is heated March 1st through November 1st (subjective to weather/outdoor temperatures, subject to change by the HOA). The hours are 6:30am to 9pm.
Community Pool & Hot Tub: ***Please note that the HOA requires a $100 non-refundable fee to use the clubhouse and pool/hot tub*** The owner will reimburse. The form for guest to fill out is the clubhouse.They require a 15-minute orientation to go over all the rules (Let them know you are staying at an Airbnb so the orientation will be shorter). Guests MUST call ahead to schedule appt. Appointments can only be scheduled Mondays through Fridays, and on weekends if appointment is set ahead of time. They are very strict and will expect all rules to be followed. Renters will be given a temporary key fob to be able to access the clubhouse. The HOA does not allow "guests of guests" so make sure that the people using the facilities are identified as "renters" of the property not "visitors". Also note that the Clubhouse is 0.6 mile from the house and it is recommended to drive there.

The historic town of Cottonwood is a vacation destination becoming more and more popular with tourists visiting Sedona, the historic town of Jerome, Camp Verde, and the Grand Canyon. When you’re not exploring the famous landmarks of Sedona or teeing off on the rolling fairways, there’s plenty to do closer to home. Hike the many trails, discover local wines at three nearby wineries, visit the largest hatchery in Arizona, and don’t miss the colorful, creative, and unique art village of Eliphante. You’re only 20 minutes from Sedona and 10 minutes to the “Wickedest Town in the West”, Jerome.
