Sandy S'mores Beach House is located in Port Aransas, TX in Paradise Pointe, which is a quiet neighborhood on a loop on the west side of Hwy 361. It's great for riding bikes and scooters for kids! There's little through traffic. The beach is just a short ride or walk away—you can take your vehicle, bikes, or enjoy a stroll! Sandy S'mores accommodates up to 12 people throughout almost 1700 sq. ft.

Pulling into the neighborhood, you will know right away that you are in a very nice Port Aransas community. The houses are beautiful, surrounded by the wetlands and wildlife! There is a community pool, although Sandy S'mores has a private pool, just for you. A fountain and pond in the center of the neighborhood adds to the beauty and charm of this amazing area.

Pulling into the driveway at Sandy S'mores, you will have plenty of parking space for 4-5 vehicles. Boat parking is allowed in the driveway. Downstairs, fenced and gated, is a gorgeous private pool, outdoor shower, grill, pool toys and again, those amazing views! There is a propane fire pit READY for your smore making!! Or head on into the garage where a game room set up awaits you-pop a shot basketball, foosball, ping pong, bean bag toss - everything for family fun! (bring your beach chairs and your bikes if you'd like - those shown in pics are not available)

As you make your way up the steps to the main floor, you'll stop along the way and take in the views, and watch all of the birds of paradise. It will all take your breath away! You'll make it to the top deck and although the house is stunning on the interior, you'll stop here for awhile to see the view, feel the sea breeze, relax on the patio couch and chairs, or table and 6 chairs (where you'll later have breakfasts or dinners or morning coffee).

Open the door and walk into tiled floors, shiplap wall, chef's kitchen, dining table and chairs, bar and bar stools, and the living area to include a couch, loveseat, 2 chairs, coffee table, flat screen TV, board games and much more!

The kitchen is well stocked with pots, pans, utensils, flatware, serving supplies, glasses, mugs, wine glasses, plastic ware...anything and everything you need to prep, cook and serve a beautiful meal! Modern conveniences include dishwasher, coffee maker/keurig, microwave, toaster and blender. We provide a starter supply of dishwasher soap and trash bags.

Make your way on to the bedrooms which has perfect space for everyone! 2 King Bed Master Suites with ensuite bathrooms, flat screen TVs and guest closets. Both master suites lead to a deck, again, to catch amazing views at the end of the street.

Guest bedrooms include a Queen Bed, dresser, flat screen TV and guest closet. And, the 4th bedroom, a Bunk room with 3 full size beds, flat screen TV and guest closet.

A full size laundry room with a starter supply of laundry detergent is for your use. Also included is an iron & ironing board.

All bathrooms are beautifully designed with gorgeous, tiled showers, glass doors and stunning countertops. Bath towels, hand towels and washcloths are provided, along with a starter supply of shampoo, conditioner and shower gel. Starter supplies include 2 rolls of toilet paper per bathroom as well. A hair dryer is also available for your use.

- Please be aware that this home is not accessible by golf cart. Golf carts cannot be delivered or rented at this property.
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by a professional pest control service every 4-8 weeks.
- This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- We kindly ask that pets not be left unattended. If you need to leave the property without them, please ensure they are securely kenneled.
- This home does not offer pool heat.
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
