A SETTING UNLIKE ANY OTHER

The Hemingway occupies three private oceanfront acres on Corolla's exclusive 4x4 beach — a stretch of coastline accessible only by off-road vehicles, where the famous wild Corolla horses roam freely along the shore. There are no paved roads, no crowds, and no immediate neighbors. Your group has total freedom to celebrate, gather, and enjoy the Outer Banks the way it was meant to be experienced.

LEVEL BY LEVEL

Level 1 — Ground Floor:
Five bedrooms, a full entertainment wing including a dedicated game room with professional pool table and board games, a home theatre room for movie nights and presentations, a wet bar, and a poolside cabana. Direct access to the heated pool, hot tub, and outdoor areas.

Level 2 — Main Living Level:
The heart of The Hemingway. An expansive great room with vaulted ceilings and panoramic ocean views, a gourmet chef's kitchen equipped with dual commercial-grade refrigerators and freezers, two gas ranges, dual dishwashers, and granite countertops. Indoor seating for 16+ guests, plus bar seating and casual dining. The oceanfront deck provides breathtaking sunrise views and al fresco dining. A library and family lounge area provide quieter spaces for reading or conversation.

Level 3 — Upper Bedrooms:
Four additional bedrooms, multiple shared bathrooms, and a private upper deck with panoramic ocean and coastline views.

SLEEPING ARRANGEMENTS

The Hemingway features 14 bedrooms and 15 full bathrooms distributed across all three levels. Bed configurations include king beds, queen beds, and twin-over-double bunk beds. Multiple ensuite and shared bathrooms provide ample space and privacy for all 32 guests.

ENTERTAINMENT & RECREATION

The Hemingway delivers resort-level entertainment throughout. The ground floor entertainment wing features a dedicated game room with professional pool table and board games, a home theatre room for movie nights and presentations, a wet bar, and a poolside cabana. Multiple smart TVs with streaming are positioned throughout the residence. The expansive outdoor areas are complemented by a premium gas grill for oceanside dining. Starlink satellite internet delivers speeds up to 400+ Mbps throughout the property — ideal for remote work, streaming, video conferencing, and keeping large groups connected.

EXCEPTIONAL VALUE FOR LARGE GROUPS

The Hemingway delivers outstanding value for groups of 20–32 guests. During peak season, the per-person cost at The Hemingway is significantly less than splitting your group across two or three smaller rentals — while offering resort-level amenities, professional management, and the privacy of your own oceanfront estate.

Compare: Two 8-bedroom rentals at $15,000–$19,000 each = $30,000–$38,000/week for fewer bedrooms, fewer bathrooms, split logistics, and no shared gathering space. The Hemingway keeps everyone under one roof with 14 bedrooms, 15 bathrooms, and dedicated event-ready spaces — often at a lower total cost.

EVENTS & CELEBRATIONS

The Hemingway is purpose-built for life's most significant moments. From destination weddings and corporate retreats to graduation weekends and milestone anniversaries, events are welcomed and fully supported.

Wedding Reservations: From $17,000 for a 3-night weekend stay.
Corporate Retreats: From $17,000 for a 4-day midweek experience.
Daytime Guest Capacity: 40–60+ guests for events.
Full event coordination and vendor partnerships available.

CONCIERGE & GUEST SERVICES

Every booking includes access to our dedicated guest services team, available 7 days a week from 8 AM to 10 PM. Services include a complimentary 30-minute planning session, grocery pre-stocking, private chef arrangements, in-home spa services, activity planning, and local vendor coordination.

TRANSPARENT PRICING — NO HIDDEN FEES

We believe in full transparency — no hidden fees and no surprises. Your quoted rate includes access to all standard amenities including the heated private pool, hot tub, game room, and fully equipped gourmet kitchen.

Minimum Stay: 7 nights during peak season. Sunday-to-Sunday reservations are preferred between June 14 and August 16. Shorter stays of 3 nights are available during low and shoulder season (March through mid-May and September through December).

Guest Capacity: Up to 32 overnight guests. Our base rate covers up to 16 guests, with an additional guest fee of $35 per person per night (plus tax) for larger groups. For events, daytime guest counts of 40–60+ are possible.

Check-In / Check-Out: Check-in is at 4:00 PM; check-out is at 10:00 AM.

Linen & Towels: Included at no charge for stays of 7+ nights. A $750 linen fee applies for shorter stays.

Beach Chairs: 5 beach chairs are provided for your enjoyment during your stay.

Pool Season: Open April 26 through October 10. Pool heating included July/August; off-season heating available for $750/week.

Pet Fee: Up to 3 dogs welcome at $250 per dog per stay.

Extra Guest Fee: $35 per person per night (plus tax) beyond 16 guests.

Our stay at the Hemingway was incredible! This oceanfront home is truly one of a kind—spacious, beautifully maintained, and designed for both comfort and fun. With 14 bedrooms and plenty of living space, it was perfect for our group to spread out while still feeling connected.The amenities were outstanding. We loved the private pool and hot tub, and the direct beach access made it easy to enjoy the sand and ocean anytime. Inside, the home had everything we could ask for—multiple gathering areas, a fully equipped kitchen, Smart TVs, and comfortable bedrooms with private baths.The location in the 4x4 area is unforgettable. Watching the wild horses roam freely right by the property was magical and something you don’t experience anywhere else. It added a sense of wonder to the trip that we’ll always remember.Check-in was smooth with keyless entry, WiFi worked well, and the host was excellent—responsive, friendly, and made sure we had everything we needed.The Hemingway is more than just a vacation rental—it’s an experience. Perfect for large families, groups, or special events, and one we’d absolutely return to again.

The location of the home is so nice and peaceful and the instructions about the access was excellent. The response and attentiveness of the property management team was excellent. However, the house itself needs a lot of work and TLC and is very over priced for the quality of home. The kitchen appliances don’t work properly, the furnishing are dated, there is no real seating options on the deck, many of the decking board are popping up and creating trip hazards, the pool liner is loose in many places, several of the bedspreads were stained, etc. I give the location and the responsiveness a 5 star, but the home itself is truly a 1 star.

We had an amazing time at The Hemingway from start to finish. The location is unbeatable—right on the beach with breathtaking views of the ocean. The home itself is spacious, beautifully designed, and perfect for a relaxing getaway.The freshly done gourmet kitchen was a standout feature, fully equipped with everything we needed to cook meals and enjoy quality time together. The multiple living spaces made it easy to spread out and unwind, and the attention to detail throughout the home made our stay extra comfortable.If you're looking for a luxury beach retreat with top-notch amenities and plenty of space, this is the place to stay. Amazing Property with Stunning Views!

We were blown away by "The Hemingway" in Outer Banks - it truly exceeded all our expectations. From the beautiful beach access and refreshing pool to the raised boardwalk, sightings of wild horses, and breathtaking sunrises and sunsets, this property has something for everyone. We can't recommend it enough as a must-visit destination for anyone seeking an unforgettable beach vacation. To access the property, we used a regular SUV with AWD and deflated tires to 15 psi, which worked perfectly for the 5-minute drive on the sand. While it takes about 20 minutes to reach the nearest grocery stores and restaurants by car, the stunning views along the way make the drive well worth it. We're already looking forward to returning to this amazing property.

Spectacular Vacation Experience, Highly Recommend!

We had an amazing time at "The Hemingway" in Outer Banks. The biggest hurdle was the 4 wheel drive, but the host made it effortless by providing comprehensive explanations and videos on the entire process. They guided us on where to park for our non-4x4 vehicles, how to deflate and reinflate our tires, and drive any all-wheel-drive with enough clearance to the property. It was a unique and enjoyable experience that we are happy to have tried. We highly recommend this home. Upon arrival, we were impressed by the classic charm and grandeur of Outer Banks combined with modern amenities. The 14-bedroom "Hemingway" offered ten spacious king bedrooms, ideal for our last-minute group of friends gathering for this unique experience. We enjoyed the space, views, and most of all, the relaxing environment. The gourmet kitchen had everything we needed to whip up great meals during our stay. Another feature we loved was the property's reverse osmosis water system, making it environmentally friendly and eliminating the need for water bottles. The indoor lounges were perfect for our group, equipped with TVs, a pool table, a piano, gas fireplaces, and more. Everyone in our group loved the private pool, hot tub, and pool house with a bar. We spent hours lounging on the numerous decks with comfortable seating and breathtaking ocean views. The private access to the beach through an elevated boardwalk was an added bonus, and we even got to see the wild horses on our way down to the sand
