Sit and relax on the welcoming wide, full length covered front porch with quality built rocking chairs to view the local wildlife. Escape to the private, backyard with custom white rock fire pit, horseshoe pit, tetherball, outside shower, outdoor lighting and wooden picnic table. Best of all, enjoy dining on the covered back porch with tables and chairs and there is also an outdoor overflow refrigerator.

There's a separate outside entrance that leads to a charming screened-in back porch, with wide seat rockers for serious relaxation and to watch the kids playing outside. On the side of the house you'll find a rustic outdoor shower. Look for the tree lined path that leads from the house to River road so your group can be picked up & dropped off by Andy’s to float the Frio River.

Inside you’ll find soaring 30’ ceilings, floor-to-ceiling white rock fireplace and wide plank wood floors. There are 2 well appointed, ensuite bedrooms downstairs and a large, bunk room and bathroom, while upstair there is a large, 3rd bedroom upstairs with (4) custom, built-in double/double bunkbeds and upscale, large bathroom with beautiful tile shower.

The heart of the home is the well laid out kitchen that is designed for ease of flow. A dramatic chandelier vaulted ceiling provides sparkle, with custom cabinetry, double oven, granite countertops and bar stools, plus all the bells & whistles like blender, microwave, Keurig & pot coffee makers and custom designed Heartrock glassware. All new stainless steel appliances, massive custom vent hood and all new cooking utensils make meal times a pleasure to prepare.

The dramatic, open concept kitchen, living room and dining room has ample sun light from lots of windows, a dramatic ceiling skylight and screened in back porch with casual, comfy seating just off the living room. The kitchen has granite counters, custom cabinets, stainless appliances. Easy flow for multiple cooks, with a bar for an additional 4 at the counter.

The living room has leather sofas and large smart TV, with a large, custom dining table for dining and games. There is also a separate pantry for all your food and a discreet washer/dryer hidden behind a door. There are 2 well appointed, ensuite bedrooms downstairs with pretty decor, matching bedding, wood shades, wood floors and thoughtful benches for suitcases.

A pretty staircase overlooks the living room and upstairs there is a beautiful, well appointed and spacious bunk room, with custom built-in double bunk beds and upscale, large bathroom, with gorgeous tiled shower. Sheets and towels are not provided, but can be for an additional fee if ordered 2 weeks prior to arrival.
