By booking, you agree to all house rules:

Please be respectful of our neighborhood. Quiet hours are from 10 pm to 6 am, as such, we require that guests avoid loud music, parties, or hosting large groups during quiet hours.

The pool and spa can be heated up to 85 degree with a daily charge of $100. Please let us know at least 48 hours in advance of your arrival if you would like the pool and spa to be heated. A two-night minimum is required for pool and spa heating.

For early check-in or late check-out requests, please contact us at least 48 hours prior to your arrival. Availability depends on same-day check-ins and check-outs, and there may be a $100 fee to cover the cost of additional cleaners to get the house ready. Please note that unapproved late check-outs will incur a $100 charge.

No pets are allowed. Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.

Smoking - Smoking of any kind inside the property is strictly prohibited. Guests may smoke outside, at least 20 feet away from any entrance. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.

We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.

★ Liability Waiver For Pool and Spa Use★

You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming.
All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host.

★ Warning Notice for Bunk Bed Use ★

Age Restrictions: The top bunk is not suitable for children under 6 years of age.

Weight Limit: The top bunk has a maximum weight limit of 400 lbs. Please do not exceed this limit.

Safety Features: Always use the provided ladder to climb to and from the top bunk. Do not use any other furniture or objects to climb up or down.

Behavior: Do not jump or rough house on the bunk beds. This can cause injury or damage to the bed.

Supervision: Children should be supervised at all times when using the bunk beds.

You understand that using the bunk bed is at your own risk and that special risks may be involved with its use. You accept full responsibility for any bodily injury arising from the use of the bunk bed and hold the owner harmless. You understand there are potential dangers that the bunk bed may present to children who are not carefully supervised, as well as the danger to any person using the bunk bed if a person has health risks or uses the bunk bed while intoxicated or under the influence of any kind of drugs or medication, or while pregnant.

You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from the use of the bunk bed.

All Guests in my party acknowledge and agree that they have read and understand this waiver and that their use of the bunk bed constitutes a binding and enforceable contract between Guests and the Host.
