Bush Farm overlooking quiet valley

Set overlooking a quiet valley just 10mins from Clarence Town, Carinya Farm offers a quiet space to relax and enjoy nature.

The log cabin style house comfortably sleeps 8 people with two bathrooms, a fully equipped kitchen and a BBQ on the veranda.

If you enjoy getting outdoors and bush walking, Caryina has plenty to explore. We have a number of dams which are perfect for picnics, a small heard of Angus and Belted Galloway cattle, peaceful gullies, a special Iron Bark grove, plus 7 cheeky chickens and two bee hives.

The property is ideal for couples or families looking for a bush getaway or a base to explore the Hunter and Port Stephens Regions or the communities around the Barrington Tops National Park. Near by Bucketts Way offers a lovely country drive through picturesque green hills.

If you’re into mountain biking, Dungog Common is a short 25min drive. There are also many other tracks to test out in the Wallaroo National Park which is less than 5mins drive away.

We’re also lucky to be a few suburbs away from the Farmer’s Wife Distillery which is definitely worth booking into for a gin tasting.

We are happy to consider requests for your dog to join you, and have ample space in the house paddock for horses if you’re exploring trail rides in the area.

We have permanent neighbours so we ask that guests keep noise to a respectable level.


The space
The house and property are yours to enjoy.

The house has three bedrooms, an office, laundry, kitchen with breakfast bar, two sitting areas and both indoor and outdoor dining options.

The office has a simple desk and unlimited Wifi if you need a work space.

There is ducted aircon for the steamy summer days. The slow combustion fire warms the house during the cooler months.

The lawn area is perfect for the kids to run around on and ideal for a sunset picnic and drinks with pond and valley views aplenty.

There is plenty outdoor parking. If you’re traveling with bikes, a lockable area can be arranged.

We aim to limit our strain on the environment so the house uses rain water for showers and drinking, dam water to flush and solar energy during the day.

Relaxing Farm Stay

Had a wonderful stay with our family and elderly grandma. Lovely view of the pond and mountains from all rooms. We enjoyed being away and cooking our own meals. The kitchen had condiments and cooking oil and well stocked with utensils. Collecting eggs from the chickens and feeding them was fun. The beds were comfortable and it was good to have 2 bathrooms at different ends of the house. It was nice to be able to drive to Port Stephen’s and come back to a peaceful resting place.

Absolutely Fantastic

It was such nice retreat. House and the area was amazing with pond in-front of the house offering picturesque view. The host was very easy to get in touch with. I would love to go back there for another relaxing holiday.

Great farm getaway

Thoroughly enjoyed our stay. The property was spacious and well equipped. The kids had a blast with all the space, toys, outdoor swings, chickens and cows. There were plenty of eggs from the chickens. The host was responsive and helpful. We will definitely consider coming back in the future.

Most relaxing wedding weekend ever!

My Husband and I eloped at Carinya Farm over the weekend with our children present. It was the most beautiful relaxing atmosphere, we had everything we needed. The kids thought it was awesome collecting the eggs and feeding the chickens. We bbq’d and sang karaoke and really really enjoyed our stay. Highly recommended. Can’t wait to go back.

Stunning and just perfect to start my wedding day

This place is picturesque. There are stunning views and it is very private. It is very spacious and so clean. Chanti is such a beautiful person and very accomodating! She works very hard to make your stay everything you want it to be. I stayed here with all my bridal party the night before my wedding and it was just perfect. Having heaps of beds and two full bathrooms made the morning very relaxing and smooth. There is also a big walk in closet with lots of hanging space - excellent for the many dresses we had. It was easy to find for both my hair and makeup artists aswell. Having so much natural light coming in from all the beautiful open area, it was just perfect to get ready in. If you are getting married anywhere near the Hunter, or just want to get away from the hustle and bustle, Carinya is the perfect place. My new hubby and I came back and stayed on our wedding night aswell and waking up to see the rolling hills through the fog out our window was really beautiful. I honestly cannot say one bad thing about our stay. It was perfection Thankyou so so much Chanti!

Wonderful relaxing holiday at Clarence Town

We thoroughly enjoyed our stay at Joe and Chanti's property. Everything was as described in the listing. We enjoyed feeding the chooks, collecting fresh eggs everyone morning, trekking around the property. The veggie and herb patch is a wonderful touch. . Chanti was very responsive and replied to all queries within an hour. Overall we had a great time and would definitely recommend this property.

Quite and Clean Farm Stay. Perfect gateaway for Family. One of the best home I have ever stayed.

Host is super friendly and easy to communicate. The property is in 100 Acre land overlooking valley surrounded with bush and ponds. The property itself is very clean and spacious where you can enjoy each and every corner. The outside area is amazing to spend a time with. The beds and sofa are very comfy and clean, bathroom products are high quality, carpet is clean, all electronic produts are high tech and in good working condition, Netflix is logged in, wifi and mobile reception is good, outside Chickens are friendly, Trempolene and swing for kids, toys and board games, kitchen has all the utensil, BBQ is clean and many more. I would love to come back again in winter time.

Wonderful green environment friendly house with spectacular Views

This Place is absolutely beautiful with amazing breathtaking views from balcony blow your mind way. Very quite clean comfortable and well equipped house. Communication with Chanti throughout the process was flowless. Ample space for kids to play around inside the house, balcony and outside. It is a Kids friendly and safe house, specially fence around the house block from entrance to dam all over the house block assured us the safety of kids when play around outside. Real firm house feelings, Chanti have left some buckets of feed for chooks and cows. My kids' loved to feed the chooks and cows and we had excellent time. Highly recommended don't thinking twice. Looking forward to visit this place again. I would like to give special thanks from our family to Chanti and Joe for your hospitality.

Just what we needed

We had an amazing time at Joe 7 Chanti's beautiful property. From even before finalising the booking to even after we checked out, Chanti was so helpful and reachable when it came to a few questions we had about the house. The house was clean and tidy, very spacious and yet super cosy. Great outdoor area with a high quality BBQ on the balcony. We got to enjoy some fresh eggs straight from the chooks' nesting boxes and also witnessed a cow giving birth on the farm which was super exciting. It was a very hot weekend all around NSW but having the aircon definitely helped to stay cool when inside. Will definitely go back in winter to get to enjoy the indoor fireplace! Thanks again Chanti & Joe, you are fantastic!
