Villa Amyra is located in the quiet residential countryside of CittĂ Sant'Angelo, offering a haven of peace and modern comfort. The villa stands out for its contemporary design, with block volumes that define the interior spaces and create a balance between functionality and aesthetics. The rooms are large and bright, with large windows that enhance natural light and the view of the landscape. The distribution on several staggered levels gives movement and personality to the house. Between the ground floor and the first floor there are three double bedrooms with private bathrooms and a study with sofa bed. The basement floor is dedicated to leisure, with an equipped play area. Outside, the garden houses the beautiful salt pool and a furnished porch. Located on a gentle hill, Villa Amyra enjoys a privileged position between sea and mountains, with breathtaking views of the Adriatic coast and the Maiella Massif, an ideal starting point for experiencing the Abruzzo sea and discovering the landscapes of the Maiella National Park.

The villa, of about 700 square meters, is spread over three main levels, interspersed with intermediate floors and connected by an internal staircase. GROUND FLOOR â Living area with open corridor lined with windows that leads to the large living room with sitting room and dining table, with direct access to the garden and outdoor dining area; kitchen with direct access to the outside; service bathroom; study room with double sofa bed (1.40m wide) for two additional beds; some steps (7) lead to a double bedroom with en-suite bathroom with tub and shower and direct access to a small balcony. FIRST FLOOR â Double bedroom; bathroom with shower; access to the panoramic terrace; double bedroom with en-suite bathroom with bathtub. BASEMENT FLOOR â Large recreational room with private library, table tennis table, games and exits to the garden and pool; service bathroom and two showers; laundry room with washing machine and dryer; garage. Air conditioning in the bedrooms
Park:
The villa is surrounded by a park of about 8000 square meters, partially fenced where olive and fruit trees stand out. The porch that develops on the back is equipped with a seating area and a dining table; nearby there is a portable barbecue and a traditional grill for kebabs. At the end of the driveway of the property there is a parking area for three uncovered parking spaces. There is also a garage for two covered parking spaces (garage descent not suitable for sports cars). N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located at a slightly lower level than the house, accessible via a staircase from the terrace (6 steps). Rectangular in shape with a rounded end, it measures 13.6 x 6 m with a constant depth of 1.70 m and is accessible via a metal ladder, covered in PVC and equipped with a salt crystal purification system. The surrounding concrete solarium and lawn is furnished with sun loungers and umbrellas. Open from the last Saturday in April to the first Saturday in October.
