Villa in Pineta is a recently renovated villa located in a residential area of Castiglione della Pescaia, just 100 meters from the beach and a short walk from shops, restaurants and the Riva del Sole spa. Surrounded by maritime pine trees and Mediterranean plants, the villa combines contemporary elements with a light, seaside style. The bright and functional interiors include an open-plan living area, five bedrooms and a large furnished terrace with views of the sea. Designed for relaxed living just a stone's throw from the beach, the villa offers comfortable outdoor spaces and a shaded dining area. A cycle path connects the property to the center of Castiglione della Pescaia, a renowned seaside resort with sandy beaches, historic center and nature reserves.

The villa is spread over three levels. GROUND FLOOR — Entrance to a large open space living area with living room and dining area; kitchen with access through French doors to the porch; three double bedrooms (one with a king-size bed); a twin bedroom; two bathrooms with shower. FIRST FLOOR — A double bedroom with access to a large furnished terrace; a bathroom with shower; sitting area. BASEMENT FLOOR — Laundry room; a service bathroom; an external staircase connects the garden to the basement. Air conditioning in the bedrooms and in the living room.
Park:
The garden covers about 700 square meters under the Tombolo pine forest. The lawn is bordered by oleanders, elaeagnus plants and a pitosporus hedge. A paved driveway leads from the pedestrian gate to the porch, furnished with a dining table and chairs and with direct access to the kitchen. Next to the porch is an outdoor shower with hot water, shielded by a wooden structure. Sun loungers are arranged on the lawn and terrace, from which you can see glimpses of the sea in the trees. A driveway gate allows access to two uncovered parking spaces and a charging station for electric cars. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
