Surrounded by the tranquil Tuscan countryside, this lovely villa with a private swimming pool is a haven hidden away from the bustle of everyday life. Nearby is the small town of Castiglion Fiorentino, where you will find shops and restaurants and the main towns in the area can be easily reached by car – including Arezzo (22 km), Siena (67 km) and Florence (91 km).

The 170 square metre villa develops over two floors. On the ground floor there is an apartment (occasionally used by the owners) while the first floor is reserved for guests. The swimming pool is for the exclusive use of guests - plants provide some privacy but the pool can be seen from the ground floor, so there isn't absolute privacy when the owners are there.

On the first floor (reached by a private internal staircase) you will find a living room (with sofas and a fireplace). Next to the living room is a well-equipped kitchen/dining room (with dining table) and in the sleeping area, you will find two double bedrooms (with double bed) with ensuite bathrooms (with shower), one triple bedroom (with double bed and single bed), one triple bedroom (with three single beds) and a bathroom (with shower).

Outside, you will find a private swimming pool for exclusive use by the guests (11 m x 5 m; depth 1.1 m – 1.4 m; open beginning May - end September; fenced) surrounded by a lawn and sun terrace (with chairs and sun loungers). There is also a covered terrace (with table and chairs, wood burning stove and barbecue) where you can enjoy al fresco dining.

PLEASE NOTE:
- On the ground floor there is an apartment which is occasionally used by the owners, whereas the first floor is reserved to the guests.
- Not far away, beyond the wood, passes the railway line which connects the centre of Italy with the main cities of the peninsula (Firenze, Bologna, Roma, Milano).
- The owner (on request) will prepare typical Tuscan dinners and pizza in the oven.
