Incredible villa immersed in the quiet of the Mediterranean scrub, on the coast, a few hundred meters from the Madonna delle Grazie beach. Here you will find a crystal clear sea and a small beach of sand mixed with pebbles, divided into two parts: on the left the tuff cliffs lead to a small pebble cove, on the right another stretch of rock divides it from a second sand cove. It presents itself as a unique property thanks to the private access to the sea, a private cliff set up as a solarium terrace suspended over the sea. A property that will give you not just a holiday, but an experience, capable of capturing the essence of the sea and the uncontaminated nature that surrounds you.

We will ask our guests to respect two simple house rules. Leave the kitchenette where you eat clean and wash dishes and crockery at check-out, carry out separate waste collection and dispose of it.
We are in Madonna delle Grazie in the Capoliveri district, the town that offers the longest coastal stretch of the island, full of equipped sandy beaches and small coves where intimacy and privacy make them a perfect base for lovers of tranquility and relaxation. Our property offers a position that will hardly entice you to reach other locations in the area, in fact it is along the coast, about 250/300 meters from the small beach of Madonna delle Grazie, it also offers a private staircase that leads to a solarium terrace suspended over the sea, waterside, where you can sunbathe, relax with the sea breaking on the rocks. An oasis of nature, the location is in fact not only on the sea, but is also immersed in the dense Mediterranean and native vegetation which make this place a paradise for nature and plein air lovers.

The villa is on two floors and offers a total of 8 beds.
The upper floor consists of a large living room with sofa area and kitchenette, the first two bedrooms which are both double, a service bathroom and a bathroom with shower cabin. The ground floor is connected by an external staircase, not internal, as if it were an outbuilding of the main house where we find the rest of the sleeping area, a double bedroom and a bedroom with two bunk beds and a third bathroom with shower. The strong point is certainly the large outdoor spaces, as well as the private path that leads to the sea. In fact, the upper floor is surrounded by a large terrace, sometimes covered to allow you to fully enjoy the open air even in the hottest hours. A self-respecting house cannot fail to have a unique view of the sea.

- Young groups under 25 are not permitted
- Check-in in our from 5:00 p.m. to 7:30 p.m. and check-out by 9:00 a.m.; Fee for late check-in from 8 p.m.: €50.00
- Animals are not allowed
- Deposit (mandatory): 500.00 euros; Refund after handing over the rental property and checking the accommodation. (if you pay in cash, the refund will not be made before 3:00 p.m.)
- Bed linen and towels not included: these can be booked directly when booking for a price of 20.00 euros per person or brought from home;
Important: cannot be booked on site!

House rules to respect the house and the nature that surrounds it:
- The barbecue area must be used with caution as it is in the middle of the park, fires must always be lit and extinguished and it is strictly forbidden to use it on windy days (the area must be cleaned upon check-out).
- Prohibition of parking in areas other than those designated for this purpose
- As in all of our properties, smoking is prohibited here
- Charging electric vehicles is not possible on the property
