The Space:

This bright, modern studio is designed for 2 guests and is intentionally compact and efficient. It features a comfortable double bed, smart TV, A/C, and a kitchenette with mini fridge, microwave and coffee maker. Note: there is no stove and no washer/dryer in the unit.

Shared building amenities (common areas):

- Rooftop terrace with two palapas, hammocks, lounge chairs, BBQ, dining table and bar (open 7am-9pm)



Included: WiFi, A/C, smart TV, bed linens and duvet, 1 bath towel and 1 pool towel per guest, soap and shampoo.

Not included: meals, cable TV channels, in-unit washer/dryer, daily cleaning (available at extra cost with 24h notice). A baby crib can be added for free on request.



Energy note: stays of 7+ nights include 20 kWh of electricity per night; excess usage is billed at a small per-kWh rate. Please keep doors and windows closed while the A/C is running.



Guest Access:

Self check-in with a personal access code, so you can arrive at your convenience within the established hours. We do not have permanent staff on site but are always available by message. The building has 2 floors (8 apartments) with a shared rooftop terrace (palapas, hammocks, loungers, BBQ and bar) accessible from 7am to 9pm. Quiet hours apply after 9pm out of respect for neighbors.



The Neighborhood:

Located in the heart of Cancun, close to restaurants, shops and public transport. You can take the R1 or R2 bus from the corner avenue to the beach and hotel zone, and taxis are easy to find nearby. Market 28 is about a 10-minute walk. Concierge service is available to help arrange private transportation, tours and activities.



Getting Around:

About 20 minutes from Cancun International Airport. You can take an ADO bus from the airport that drops you an 8-minute walk away. A car is not necessary, but three shared parking spaces are available for the apartments.

- Market 28: 10 min

- Bus to the beach: 5 min

- Supermarket: 7 min

- Laundry: 1 min

- Convenience store: 2 min



Other Things to Note:

Before your arrival, we will request a photo of a valid official ID for each guest staying, along with acceptance of the condominium regulations. This helps us comply with building rules and maintain a good relationship with neighbors.



- This unit is in a condominium with shared common areas, so some noise from neighbors, cars or pets is normal.

- The condominium has visible security cameras located only in common areas to reinforce security; none invade guest privacy.

- You may encounter local wildlife (birds, raccoons, dogs, geckos, spiders). Please respect them and avoid leaving food outside.

- Your reservation includes a pre-arrival and post-departure cleaning, plus basic welcome amenities (toilet paper, shampoo, soap). Additional cleaning is available at extra cost.

- For proper A/C operation, please keep doors and windows closed while it is on and do not set it below 21C.
