The condo was better than expected. The view was unobstructed with a clear view of the large pool, beach and ocean. The balcony is private security is 24/7 including a locked gate and security at the pool and beach access. There is a bar that serves food at the pool which we used each day.The mall is next to the condos and has a grocery store in it. There's also a few stores in the mall. They had restaurants within walking distance in both directions. The bedrooms are beautiful and the beds are extremely comfortable. AC is controlled in each room, which was convenient. Linda was responsive and gave suggestions. I would definitely stay here again.

This place is PERFECT. The views are amazing. The beach is spectacular. 24/7 Security is excellent getting into the building area and also on the beach side. In the tourist zone of Cancun we felt safe at all times. Unit is very clean and cute. Comfy beds and sofas! So glad we went. We are planning on returning next year. Grocery store right across the street. The unit has beach chairs and an umbrella but instead opted to rent beach loungers and umbrellas all set up right on the beach for a very reasonable price. So easy. When we weren't swimming int the ocean or sitting on the beach we sat and swam in the pool which is also amazing. They keep everything so clean on the property. Easy to communicate with manager via what's app. Highly recommend.

The view from the Villa was amazing! Everything you may need as far as groceries is in walking distance, very spacious, inside the villa also has everything you need , The host was very attentive and responded soon. We had a last minute family member that lives in Cancun, my dad had not seen his cousin in over 35 years and that day was his birthday, since the villa is so safe with security , I called Linda and she was able to arrange for our reunion. Thank you so much.

Outstanding property. Excellent communication with the host and prompt check-in, even though our flight was delayed 3 hours. The condo is beach front, with an unobstructed ocean view. The layout of this unit has the bedrooms upstairs and the living area downstairs, which we found quite convenient. Very good location withon the development. Kukulkan Plaza is just across the street for groceries, restaurants, and shopping. Our family had a most enjoyable stay and would definitely stay here again.

I booked this 3 br as part of celebrating my husband's 60th birthday. Our family of 4 had plenty of room to spread out. Loved the 3 king beds as we are a 6 foot tall family. We cooked about half of the time and were pleased w the kitchen facilites. The dining room with a sea view found us around the table together for most of our meals.A few steps from the condo and we were poolside. A few more and our toes were in the sand and Caribbean Sea!We found the security staff, lifeguards and on-site bar delightful. We were searching for a smaller and quieter stay than what is available at the chain hotels and resorts of the Hotel Zone. Access to those places were just a bus stop or ride away. We chose to remain in the peace and quiet of complex and loved every minute of it. Linda was a gracious host and answered the inquiries we made both before and after arrival. Highly recommend and we plan to return!

This property is amazing! We enjoyed waking up to the stunning views of the beach. The place and the pool were very clean. The kitchen came with utensils so we were able to cook food on our own. The mall and grocery stores are only minutes walk from the villa. Linda is an amazing host and has communicated with us all throughout. Linda also helped with setting up transportation and had provided recommendations for the trip. The process from checking in and checking out was seamless. Overall, we felt very welcome and we really enjoyed our stay! I will definitely book again!

Linda, the host, responded to any inquiries I had promptly. Her place is as lovely as the pictures show, right on the beach, and on the bus line. The beds and pillows were a dream to sleep on. The views were spectacular. The dinning table was huge and had plenty of space for dinners with the family. Bedrooms were spacious. Any questions we had were answered and resolved quickly. Fabulous Vacation

This property was everything we were looking for. My husband and I went with another couple. There was plenty of space to be together or to separate if you wanted. Condo was very comfortable and cozy. The location in the complex was one of the best! Beach views from every balcony and short walk to all of the pools. Beach is just beyond the pool area. Security is always in the vicinity, which was nice to know that they are looking out for you. Although, we walked to the malls and many restaurants and always felt safe. Linda was always available with anything we needed and prompt to take care of things. The rest of the staff at Villas Marlin always went above and beyond. Plenty of towels and beds were very comfortable! If you are looking for a relaxing atmosphere do not hesitate to jive this property a try.

The place is even better than the pictures! Linda was very responsive. The location is centrally located to everything you need! The grocery store in the mall across the street is just a 3 minute walk, pharmacy and convenience store 2 minutes away. Excellent restaurants ! Linda provided great recommendations! Not necessary to repeat what positives others have to say about the property - we agree with them. We have been staying in Cancun for over 15 years and know the area well. This property is uniquely placed for all our needs in easy walking distance!Highly recommend for anyone staying in the hotel zone! Great visit - loved the condo!

The condo has a great location, both to the pool and beach, but also to the mall. We walked across the street every day to the Soriana grocery store....or down the street to places to each. The beach is fantastic, and the pool area beautiful. The refridgerator went out before we arrived, but the owner made arrangements quickly.

Awesome condo on the beach

We had such an enjoyable stay. This condo is very clean and has a beautiful view of the ocean and pool. All the beds were comfortable. The showers had good water pressure, an important thing for us thick haired people. The A/C worked well throughout. Electricity turns off when you leave the condo. I was worried about how hot it would be after being gone all day but it did cool down nicely and fairly quick. They also have provided things to use like an ample amount of beach towels, several coolers to use, some boogie boards, air mattresses, and some small things for children to play with in the sand. They also provide drinking water. The beach is beautiful and we were not bothered by people trying to sell things constantly, which can be a problem at some beaches. Beach lounge chairs are available to use for free at the beach in front of the condo. There is a convenience store next to the condominium. The bus stop is a 2 min walk and there are several restaurants just across the street from that. There was excellent communication with the owners. We did have a small issue that was taken care of immediately. I will be booking this condo again in the future!

View and location amazing

Although the view and location are amazing, the condo needs to be updated. Electrical outlets in master needs attention, tinted film on sliding glass doors in living areas needs replaced, horrible to look through. No mirror in 3rd bedroom, and no bedside outlets. Consider providing toilet paper or at least informing clients, had I known I would have bought some on our first trip to the store, customer service would have gone a long way on this topic. Also, if you provide towels to start outline the replacement process had I not scheduled a midweek cleaning we would have had the same towels for the entire trip, no communication for this process. Kitchen and kitchen supplies were good. Linda was responsive to our questions and requests.

Great location with a beautiful view

This condo is perfect, pool view and beach view it’s within steps of pool and beach. Close to bus stops, grocery store small mall and pharmacy. Catch a bus to many restaurants for only 12 pesos per person. It’s great for families with the pool and beach access being so close.

Beautiful location

Properly is just as described. The view is phenomenal from almost anywhere in the unit. The bus stop right outfront, was easy and safe. Great response from the host whenever we had a question. It was pretty clean but the floors could have used a bit more thorough cleaning and the towels/sheets had a few permanent small stains. The biggest down fall for me was that you are not able to leave the AC turned on, when not inside the rental. We had an asthmatic in our group and it was difficult to wait out the time it took to recool the condo during 90 degree temps when we had been gone for a few hrs. If not for that, i would definitely return to this location
