Spacious 3bedroom home in a quiet location, ideal for families or longer stays. Featuring a sunny northerly aspect and private yard, with plenty of space to relax. Conveniently close to local shops, schools, and Gungahlin Town Centre for easy everyday living.

BEDROOM:
This home has three bedrooms, each designed to be cosy and restful. The master bedroom features a king-sized bed, while the two bedrooms offers a queen-sized bed. All rooms have spacious wardrobes for clothing and luggage.

BATHROOM:
The property features two bathrooms. The first bathroom, an ensuite to the master bedroom, includes a toilet and shower. The second bathroom has a shower and bath. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You may need to restock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
- electric kettle
- toaster

We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests may need to purchase food items for longer stays.

LIVING ROOM:
The living room has a CHIQ 40` smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The house features a driveway with 2 parking spaces, plus one visitor parking space conveniently located near the townhouse entrance.

ACCESS:
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

The neighbourhood is known for quiet streets, green parks, and a welcoming community, making it ideal for families, business travellers, and holidaymakers. Despite its calm setting, a wide range of dining, shopping, and recreational options are just minutes away.

The lively Gungahlin town centre is nearby, featuring supermarkets, retail stores, cafés, and restaurants at Marketplace Gungahlin. Food lovers can enjoy Mirchi Restaurant Canberra for authentic Indian cuisine or Chatkazz Canberra for vibrant Indian street food and vegetarian options. The area also offers cosy cafés, bakeries, and casual dining for a relaxed breakfast or coffee.

For outdoor activities, Yerrabi Pond is a short drive away, with walking and cycling paths, picnic areas, playgrounds, and open green spaces perfect for family outings or a morning stroll. Driving is the most common and convenient way to travel around Canberra. From the property, you can reach the nearby town centre of Gungahlin in around 5–7 minutes, where you will find shops, restaurants, supermarkets, and entertainment options. Canberra’s city centre is approximately 20 minutes away by car, while other major areas such as Belconnen and Dickson are also within easy driving distance. Canberra is well known for its wide roads, light traffic compared to larger cities, and convenient parking.

Public transport is also easily accessible. Bus routes operate throughout the Ngunnawal and Gungahlin area, connecting suburbs to the main Gungahlin Bus Interchange. From there, you can transfer to the city’s modern light rail system at Gungahlin Place Light Rail Terminal, which provides frequent services between Gungahlin and the Canberra city centre. The light rail runs every 5–15 minutes and takes around 24 minutes to reach the city, making it a convenient option for visitors exploring Canberra’s attractions.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
