BEDROOM:
This home has three bedrooms, each designed to be cosy and restful. The master bedroom features a king-sized bed, while the two bedrooms offers a queen-sized bed. All rooms have spacious wardrobes for clothing and luggage.

BATHROOM:
The property features two bathrooms, plus an additional separate toilet. The first bathroom, an ensuite to the master bedroom, includes a toilet and shower. The second bathroom has a shower and bath. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You may need to restock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
- electric kettle
- toaster

We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests may need to purchase food items for longer stays.

LIVING ROOM:
The living room has a CHIQ 40` smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The house features a driveway with 2 parking spaces, plus one visitor parking space conveniently located near the townhouse entrance.

ACCESS:
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Canberra is well known for its wide roads, light traffic compared to larger cities, and convenient parking.

Public transport is also easily accessible. Bus routes operate throughout the Ngunnawal and Gungahlin area, connecting suburbs to the main Gungahlin Bus Interchange. Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**

- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
