Casale Olea is an architectural jewel that blends the timeless allure of ancient stone with the contemporary elegance of corten steel, light wood, and glass. Set on a rocky apur on the slope of a hill at the edge of a centuries-old forest, it overlooks the valley and the medieval village of Campello Alto, whose ancient walls and bell towers glow golden in the Umbrian light.

The property is particularly suited to a couple seeking privacy, silence, and romance.

DESCRIPTION OF THE PROPERTY

The villa’s heart is a vast open-plan living area, where architecture and atmosphere meet in perfect balance. Dominated by natural materials and soft neutral tones, this space combines modern design with original stones and a warm, inviting spirit. A wood-burning fireplace, contemporary artworks, and designer furnishings create a refined yet relaxed environment, where every detail speaks of understated luxury.

Two entire walls of glass immerse you in the surrounding landscape, letting the sunlight shift gently across corten steel and pale oak surfaces. The open kitchen is the centrepiece of the space — elegant, functional, and scenic. Its dining table extends toward the horizon, turning even a simple breakfast into an experience of pure immersion in nature, with commanding views over the infinity pool, the forest and the rolling valley beyond.
Upstairs, two double bedrooms offer intimate comfort and spectacular light. Each features a wide window that spans almost the entire wall in front of the bed, framing the view like a living painting. Corten steel details and mirrors accentuate the play of light throughout the day, enhancing the villa’s unique blend of stone, metal, and glass. Both rooms open onto panoramic terraces bordered by transparent glass balustrades — elegant outdoor armchairs let your gaze wander across the hills and sky.
A spacious bathroom with a large walk-in shower serves the upper floor, while another refined bathroom (equipped with washbasin, toilet and bidet.) is located on the ground level, at the foot of the corten staircase, serving both the bedrooms and the living area.
Crowning the house, a relax area in the tower offers an even more exclusive retreat. Surrounded by windows on two sides and opening onto a private terrace that rises above the entire property, it commands the most sweeping view of the landscape. Inside, a black leather and metal designer chaise longue, along with a curated selection of books and magazines, invites you to read, dream, or simply watch the light fade over the valley.


GARDEN AND POOL

Surrounded by olive trees, lavender, and wildflowers, the garden unfolds as a natural continuation of the landscape. The saltwater infinity pool appears to merge seamlessly with the horizon, while the air carries the scent of the forest and the sound of birds in flight.
A Heatable Jacuzzi in the garden offers pure relaxation under the stars, the perfect setting for a glass of local wine or a midnight swim in the stillness of the countryside.
The pool opens from mid May to mid October. Seasonal conditions or guest requests may occasionally bring slight adjustments to the opening periods of the pool. The garden’s heatable Jacuzzi, however, is available all year round.
The villa also features a bathroom serving the pool area, located in the storage/laundry room (washing machine) beneath the pool. There is an outdoor solar (heated) shower next to the pool.
The panoramic terraced garden, with many inviting corners and relaxing areas, and a stone carved wine cellar, is ideal for breakfast with a view, a leisurely barbecue, an aperitivo or a candlelit dinner at sunset — when the swallows trace their graceful arcs across the glowing sky.

Here, every hour of the day has its own light, and every view invites you to slow down, breathe deeply, and rediscover the pleasure of time suspended.


LOCATION - SURROUNDINGS

Casale Olea lies in the heart of Umbria, often called the green heart of Italy, where olive groves, vineyards, and forests roll gently across ancient hills. The property is set just below the fortified hamlet of Campello Alto, a remarkable 10th-century village encircled by stone walls and crowned by its Romanesque churches. From the terrace or the tower of the villa, you can see the warm evening light wash over its rooftops — a view that captures the very essence of the Italian countryside.

At night, the silence is deep and alive: the murmur of the forest, the distant call of an owl, the rustle of deer in the undergrowth. By day, swallows cross the sky in swift, elegant flight, while the air carries the scent of olive trees and wild herbs.

A short drive brings you to Spoleto, with its grand cathedral, Roman theatre, and world-famous Festival dei Due Mondi, a celebration of music and art that fills the city each summer. Montefalco, known as the “Balcony of Umbria”, awaits just beyond — home to the prestigious Sagrantino and Rosso di Montefalco wines. Here, visitors can enjoy guided tastings and private vineyard tours in some of Italy’s finest wineries, many surrounded by rolling hills and cypress-lined lanes.

For food lovers, the area offers an abundance of culinary delights: truffles, extra-virgin olive oil, wild asparagus, and porcini mushrooms, all featured in the menus of the region’s excellent restaurants. Within a few minutes’ drive, you’ll find excellent restaurants offering refined Umbrian cuisine paired with local wines. One of the best restaurants in the area is Locanda di Champeaux, a warm local restaurant offering authentic Italian cuisine and wood-fired pizza.

Nearby, the Fonti del Clitunno and a small Roman Temple, a UNESCO World Heritage site, is a place of rare beauty — crystal-clear springs that inspired poets and painters since Roman times. On the first Sunday of each month, the nearby village of Pissignano hosts one of Italy’s largest antique markets, attracting collectors and curious visitors alike.

The villa also provides an ideal base for exploring the architectural and artistic treasures of central Italy: Assisi, Spello, Bevagna, Perugia, Gubbio, Orvieto, and the countless hilltop villages that preserve the soul of medieval Italy.
