Inside, the home features over 2,000 square feet of living space, including 3 bedrooms and 2 full baths, all with stunning lake views. The family room, with its brick wood-burning fireplace, opens to the dining area and a cozy sunroom—perfect for unwinding with a book or enjoying TV while overlooking the lake. The spacious kitchen includes a bay window, plenty of countertop space, and a center island. Use the High Speed Internet and free Wi-Fi network to stream your favorite shows while you FaceTime everyone! The lakeside primary bedroom suite offers his and her closets, a large vanity, a tiled shower, and direct access to the deck. After a day on the water, gather around the fire pit to roast s'mores with family and friends.

You have full access to our entire house, boat dock, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!

With 13,000 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing. During your stay you can use the Both Waters community amenities including a beach, boat ramps, pavilion, and picnic tables.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.

Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new appliances, and all the tools you need to make your own world famous super secret recipe. Coffee lovers will appreciate our nice selection of k-cups. Outdoor enthusiasts will enjoy our dock, fire pit, deck, patio, and propane gas grill. We have all kinds of fun activities including water toys, fire pit, Smart TV, games, and an assortment of toys. If you want to rent a Boat or Jet Ski, you have easy access to a nearby boat ramp for either the public or private side of Lake Anna. We also offer everything you would need for an extended stay including: Washer & Dryer.



**Additional Information:**

- Summer Rentals are Saturday to Saturday.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet hours are from 10:00 PM to 8:00 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $20 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
