HOUSE RULES & PROPERTY DETAILS:

👥 Occupancy

Maximum occupancy: 18 guests.
Exceeding this limit will result in additional charges and/or eviction without refund.

💳 Security Deposit

A refundable $300 security hold will be placed on your card during your stay and automatically released within 2 days of checkout if there are no damages or missing items.

The hold is processed securely through a Vrbo-integrated, third-party property management system using encrypted email communication.

If your reservation is made more than 2 days before check-in, the system will place a temporary “test hold” to verify your payment method. This hold is released after verification and re-applied 2 days before your arrival for the duration of your stay.

A signed rental agreement is required for all reservations.

📹 Security Cameras

For guest safety, two exterior cameras are installed:

One above the main entrance, facing the driveway

One near the back stairs entrance

Both are motion-activated and record video and sound 24/7.
There are no cameras inside the cabin.

🚫 Prohibited Activities

To maintain the quality and comfort of your stay, the following are not permitted at any time:

Smoking or vaping of any kind

Fireworks

Unauthorized parties, events, or celebrations

Guests must be 25 years or older to rent, and the booking guest must remain onsite during the entire stay.

Please note that Hochatown is a rural area. The cabin has high-speed Wi-Fi, but occasional outages can occur.

You’ll arrive to a starter supply of essentials:
Paper towels, toilet paper, bath soap, dish soap, trash bags, dishwasher tablets, laundry soap, coffee, filters, and basic spices (salt & pepper).

Propane provided for the gas grill (please clean the grill tray after use).

Firewood not provided.

Hot tub drained and sanitized after every checkout.

Furniture and décor may vary slightly from photos as we regularly refresh items to maintain quality.

🐝 Seasonal Note – “Wasp Season”

From November through December and early spring, warm days can attract wasps to rooftops. They are generally harmless but may seek warmth near the cabin exterior.

Please keep doors and windows closed. Wasp spray is available under the kitchen sink (avoid spraying near furniture or wood finishes).

🔥 Burn Ban Advisory

As this is a forested area, the Oklahoma Forestry Service occasionally enforces burn bans.
Always check for current burn restrictions before using the outdoor firepit — fines can reach $1,000.
