Set in 43 private acres, this stunning Bath family house with private pool is the perfect retreat for family and friends. The property is renovated beautifully with unique features such as glass covered well, emperor luxury bedroom with huge ensuite and stunning reception rooms.
This property offers a rare opportunity to indulge in a luxurious retreat. This property sleeps 15 guests with two further barns that each sleep 2 people that are available to book separately.
The Space:
Step into your own private English manor house just minutes from Bath. Set within the historic Tracy Park Estate, this stunning seven-bedroom country retreat combines centuries of character with luxurious modern comforts, creating the perfect setting for unforgettable gatherings with family and friends.
Dating back to the late 1500s, the house sits on the foundations of an estate established in the 1200s and has been thoughtfully extended over the centuries. Its distinctive architecture reflects its fascinating heritage, including its former role as a Masonic building, while the charming outbuildings were once traditional piggeries and dairy parlours.
Occupying an elevated position north of Bath, this exceptional home offers privacy, beautiful views, and generous living spaces designed for large groups. Original wooden beams, expansive glazing, and reclaimed stone flooring from the old farmyard create a warm and welcoming atmosphere throughout.
The spacious ground floor features a practical boot room leading into a bright reception room filled with natural light. The farmhouse-style kitchen is fully equipped with modern appliances, a large island, and everything needed to cater for larger groups. Adjacent is a spectacular dining room with seating for up to 15 guests, perfect for celebratory meals and special occasions.
For relaxation, guests can choose between an elegant living room with oversized sofas, a traditional open fireplace, and large sash windows, a cosy TV snug, or a charming reading room complete with a log burner. A convenient downstairs WC is also located on this floor.
The first floor offers three beautifully appointed bedrooms, including a luxurious master suite with a super king-size bed, elegant bathroom, and garden views. There is also a king-size bedroom with an en-suite shower room and a stylish double bedroom.
On the second floor, guests will find a spacious family room with a double bed and two singles, a unique "sky bed" room with a single bed ideal for a child or teenager, a king-size bedroom, and an additional double bedroom. A large family bathroom serves this floor.
Travelling with a larger group? Alongside the manor house, guests have the option to book two stylish barn conversions: The Nest and The Roost. Together, these beautifully designed accommodations provide space for four additional guests, increasing the estate's total capacity to up to 19 guests. Perfect for multi-generational family holidays, reunions, milestone celebrations, and group getaways, the estate offers the rare combination of generous communal spaces and private retreats, allowing everyone to enjoy time together while still having room to unwind.

The entire house and surrounding grounds are exclusively yours to enjoy throughout your stay.
The Neighborhood:
There are wonderful walks directly from the house, perfect for exploring the surrounding countryside.
We also highly recommend The Rose and Crown, just a 5-minute walk away, serving great food and drinks in a welcoming village pub setting.
Getting Around:
The property is located approximately 4 miles from Bath city centre, offering the perfect balance of countryside tranquillity and easy access to the city.
There is a regular bus service nearby, plenty of parking available at the property, and Bath can be reached in around 15 minutes by taxi.

Please ensure that noise is kept to a minimum between 10:00pm and 8:00am. We kindly ask that you respect our neighbours and keep windows and doors closed if playing music during these hours.
No stag or hen parties, please.
Outstanding Wi-Fi** is available throughout the property.
Dogs:
We welcome one well-behaved dog per stay at the farm for an additional charge of **£35**. We kindly ask that dogs are not allowed on the furniture, are not left unattended in the property, and remain downstairs where possible. Please also ensure that any dog waste is removed from the garden before departure.
