Please take a moment to read the Standard Terms & Conditions for your stay. Variances may be considered but must be agreed upon in writing with the owner.

🏡 Guest Capacity & Booking Details
• The house accommodates up to 12 guests to ensure a comfortable stay.
• Standard rates apply for up to 6 guests. Additional guests (over 6) incur a charge of $50 per person, per night.
• Smaller group bookings: Some bedrooms may be locked off. If you require specific bedding configurations or full access, please let us know—additional fees may apply.
• The number of guests must not exceed the confirmed booking details. Any extra guests not agreed upon in advance will be charged at $50 per person, per night, with a strict maximum of 12 guests.

• If you wish to host a small event (e.g., wedding preparations, conference, birthday gathering), you must discuss this with us in advance for approval. Additional charges may apply.

• All bed sheets, warm bedding and bath towels are included in your booking (a rare benefit for a holiday rental!).

📅 Check-In & Check-Out
• Check-in: From 2:00 PM
• Check-out: By 10:00 AM (please leave the property in a similar condition as upon arrival).
🔹 Early Check-In / Late Check-Out Options:
• If there are no same-day guests before or after your stay, we may accommodate early check-in or late check-out.
• To guarantee an early check-in or late check-out, a $200 fee applies (as we will block the night before/after in our calendar).
• Alternatively, within 24 hours of check-in or check-out, you may request a late check-out or early check-in at $50 per hour (capped at $200).

• A 50% non-refundable deposit is required to secure your booking.
• If you cancel, any money paid is non-refundable, in line with our Booking & Cancellation Policy.

🧹 Cleaning & House Care
✔ Cleaning Fee Covers:
• Bathrooms, floors (vacuuming & mopping), windows, dusting, linen washing, and making of beds.
• Kitchen wipe-down and general outdoor area tidying.
❌ Not Covered (Additional Fees Apply):
• Washing dirty dishes or cleaning the BBQ.
• Picking up rubbish left inside or in the garden (e.g., bottle tops, broken glass, cigarette butts).
• Stains or excessive dirt on carpets, furniture, or bedding requiring professional cleaning.

💳 Security Bond & Damages
• Guests are responsible for any damage, breakages, theft, or loss during their stay.
• The security bond covers additional costs, including:
o Damage to property or furniture.
o Excess cleaning due to rule violations.
o Unauthorized extra guests.
o Hosting of unapproved events.
o Pets found on the property.
🔹 Airbnb will resolve bond claims through the Resolution Centre if required.
