Sleeping up to 5 guests comfortably across three bedrooms, this property is perfect for families, professionals, or longer-term stays. Enjoy a bright, open-plan living and dining area, a fully equipped modern kitchen, and a large private garden â perfect for morning coffee or evening relaxation. The stylish TV room, complete with a L-shaped sofa and Smart TV, makes streaming your favourite shows a breeze. The owners, both talented artists, have infused their style throughout the space with original artwork, adding a unique and welcoming touch to every room. With a private driveway and additional on-street parking, this home combines comfort, convenience, and creativity.
The bright, split-level living and dining areas flow into a fully equipped kitchen with modern appliances including an oven, gas hob, dishwasher, toaster, kettle and microwave â everything you need for cooking and entertaining. There are two living areas, one is part of the open/plan dining area with sliding doors that open onto a beautifully maintained garden, and the second living area features a comfy sofa, Smart TV (with super fast Wifi for Netflix and Amazon Prime access). Upstairs, the home continues to impress with peaceful bedrooms and the owner's artwork throughout. Whether you're here for business or leisure, this home blends comfort, space and a quiet suburban feel just a short drive from the buzz of Brightonâs city centre.

The kitchen and dining area is beautifully presented with natural light and all the essentials to feel right at home. Cook up meals with ease using the modern appliances, including a gas hob, oven, microwave, kettle, toaster and dishwasher, plus cookware, glassware, crockery and cutlery provided. The wooden dining table seats up to 5 guests and leads into a sunken living room furnished with comfortable seating, and large sliding doors that open out onto the garden â a perfect space for entertaining, relaxing or catching up on your favourite shows. There is a separate TV room equipped with a Smart TV (log in to your Netflix or Amazon Prime)
BATHROOM
Bathroom 1 is ensuite and has a shower, sink, mirror and toilet.
Bathroom 2 has a bath with a shower, sink, mirror and toilet.
Bathroom 3 has a shower, toilet and sink.
We provide bath towels, hand towels and bath mats.
BEDROOMS
There are three bedrooms with different sleeping options, and fresh bed linen is provided for all beds.

Our Guest Promise
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!
Check-In
Weâll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.
Damage Deposit
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), youâll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.
Smoking
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.
Noise
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good nightâs sleep!)
Not all properties can host hen, stag, or similar group celebrations. If youâre planning one, just drop us a message, and weâll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.

Check-out is by 11 am. Unauthorised late departures may incur a ÂŁ50 per hour fee.
