WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-This unit provides ROKU TVs with a single remote. TV in the main living area has access to Hulu, Live-TV, Disney and ESPN+.
-There is no AC; fans are provided.
-The fireplace is gas; wood is not needed.
-This unit has an electric grill.
-Any grill or other open flame must be used 10 feet from the building.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 1 CAR.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door does not require climbing any steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Booked this condo due to the proximity to the mountain and the fact that it was dog friendly. It is a very nice place. Kitchen has everything you would need in order to eat in. Beds were comfortable. Gas fireplace was a bonus. The area is beautiful and Bretton Woods is a real nice place to ski. Only concern I had was with the rule that stated that you could not leave your dog unattended if it "may bark". I understand that some dogs have separation anxiety and may have a hard time in an unfamiliar place and bark incessantly, but any dog "may bark". Clarification by Bretton Woods rentals should be more clear. Please note that we had no issues with our dog barking and received no complaints. )

We stayed here for a long weekend to join our son and family who were staying at the Omni Mt Washington. Needed to bring our dog as well. We were able to have our two grandchildren stay with us one night. The condo was clean, spacious, stocked with games and puzzles and close to the Mt Washington. If we had been there for skiing Bretton Woods is literally around the corner. We had a wonderful weekend and we’re grateful to have this condo to be comfortable and relax.

Back Again for the Third Time!

We have stayed in this condo for the past 3 years and everytime it has been enjoyable. Great location for skiing at Bretton Woods, only minutes away. Easy access into and out of the condo, no stairs to deal with. Nicely decorated with many of the comforts of home. We would love to go back again in the future! (See our reviews for 2021 and 2022)

Back Again! With No Disappointments!

We stayed in this condo last winter and really enjoyed it. When I saw it listed, I did not hesitate to book it again! Great ground floor entrance adds to the ease of moving your belongings in. As a corner unit, you have great views of Bretton Woods ski area and the drive to and from the mountain takes only a few minutes. The condo is nicely decorated and well appointed and very comfortable. We would love to return again!!

Nicely decorated, clean, and well appointed! In a great location for skiing at Bretton Woods only a few minutes drive away. Loved the ground floor entry and a corner unit offered good views. Such a nice place - I would love to go back!!

Great stay close to BW

We had a great stay at this property. Everything was clean and had all of the amenities needed. Well organized and a well stocked kitchen with a crock pot and instapot, in addition a few board games for the kids. Spacious with 2 bedrooms and baths. Perfect place to enjoy the slopes at Bretton woods. It was super easy to come back to the condo for a socially distant lunch and go back for some afternoon skiing.
