ROKU TVS
You've got TVs in all the 1st and 2nd floor bedrooms as well as both living room spaces. We do not have cable, but each TV is equipped with Roku in Guest Mode. This means you can login to all your streaming apps and it will automatically log you out at the end of your trip. Strong WiFi throughout.

LINENS & TOWELS PROVIDED
We provide soft, hotel-quality sheets, bath and hand towels, quilts, and cozy blankets. We recommend bringing an extra towel for the hot tub or beach if needed. If you prefer, you can rent additional towels from us. Please inquire for more details.

SUPPLIES PROVIDED
We provide toilet paper in each of the three bathrooms, hand soap, dishwashing detergent, laundry detergent, and a roll of paper towels.

PETS
Up to 3 well-behaved dogs are most welcome here. The cost is $250 for the entire stay and covers up to 3 dogs.

AGE REQUIREMENT: Guests must be at least 25 years old and have their ID verified with VRBO before booking.

NO SMOKING: Smoking of any kind is prohibited indoors. Ashtrays are provided on decks and near the hot tub. To ensure the comfort of all guests, please refrain from smoking inside. Failure to comply may result in a minimum $500 charge for smoke remediation.

FIREWORKS: Fireworks are not allowed within our community.

QUIET HOURS: Quiet hours are from 11pm to 8am. Kindly respect our neighbors' tranquility during these times.

PETS: Up to 3 well-behaved dogs are welcome with prior host approval and will incur the pet fee as listed.

REGISTRATION: For community compliance, we're required to pre-register guests and vehicles. Upon booking, we'll need the main guest's address, contact information, and vehicle details for up to five vehicles. Additional vehicles (up to ten) incur a $20 fee per vehicle.

CURFEW: Guests under 18 must observe a curfew of 11:00 pm. For others using amenities, the curfew is 12:00 am. Please be mindful of noise after 9 pm to respect the neighborhood.

CAPACITY: Overnight stays are limited to 16 guests. Additional guests face a $100 per person per day penalty. Bookings include up to 10 guests; each extra guest (up to 16) incurs a $5 per night fee applied automatically during the booking process.

PARKING: Up to 10 vehicles are allowed in the driveway; no street or grass parking. Extra vehicles may incur a $100 per day penalty. RV parking is allowed, but sleeping, camping or usage of the RV is not permitted within the community.

TRASH: Dumpsters at the BCW office (7am to 8pm) are for trash and recycling. Dispose responsibly; recycle separately. Display your guest tag when using dumpsters, which are monitored 24/7.

FURNITURE: Please refrain from moving furniture, as it can damage floors and create extra cleaning work.

WRISTBANDS: Wristbands are required for access to the community beach, lake, and amenities. You’ll find them in the kitchen. Please return all wristbands before check-out. Missing wristbands will incur a replacement fee of $10 each.

CHECK-OUT: Leave all 16 community badges in the kitchen, discard trash, run the dishwasher, and return the key to the lockbox. Failure to follow check-out procedure may result in extra cleaning charges. Late check-out incurs a $100 fee, subject to advance agreement.

ADDITIONAL SERVICES: Early check-in and late check-out are available for $100 each, subject to advance agreement.
