The property does have a step-free outdoor escape route. There is a paved patio area leading directly onto the lawn, with a gentle upward incline providing access around to the front of the property.
While this route may not be suitable for all mobility aids or meet every individual expectation, there is a clear and usable exit from the house without steps.

★ Early Check-In & Late Check-Out – Grange House ★
Early check-in and late check-out may be available upon request and are subject to availability.
Early Check-In
Early check-in may be possible only if there is no check-out scheduled on the same day. When available, this can be arranged as follows:
Early Check-in from 1 PM: £50 per hour
Late Check-Out
Up to 1:00 pm: £50 per hour
Between 1:00 pm and 4:00 pm: half of the average nightly rate
Unauthorised early check-in or late check-out may result in additional charges.
★ Lost Property & Returns ★
If personal items are left at the property, we can arrange to return them upon request, where possible.
A flat £10 return fee will apply to cover postage, packaging, and handling time.
This fee must be paid before items are shipped.
For larger or high-value items requiring special delivery, additional postage costs may apply.
Any unclaimed items may be disposed of after 30 days.
★ Optional Extra Linens & Towels ★
Each booking includes a standard set of towels and bed linens based on the number of guests booked, to keep pricing fair and competitive.
Extra items may be added before arrival or during your stay (subject to availability):
Extra towel set (for up to 2 guests): £10
Extra linen set (per bed): £15
Please let us know in advance if you would like to request additional supplies.

Full check-in instructions are sent 24 hours before arrival for security reasons.
🧺 Starter supplies
A starter supply only of laundry and dishwasher capsules is provided. Guests staying longer may wish to bring additional supplies.

To ensure a pleasant stay for all guests, kindly note:

★ No smoking or vaping indoors
★ Smoking outdoors only
★ No cigarette butts are to be left anywhere outside the property grounds and must be properly disposed of in bins provided
★ No parties or events
★ No outdoor music or loud noise past 10:30pm
★ If the house is for an event please contact us in advance to check suitability
★ Fireworks are strictly not permitted anywhere on the property or surrounding grounds. This is for safety reasons and to prevent disturbance to neighbours
★ Unauthorised parties, events, or any additional guests not included in the booking are strictly prohibited. Any breach of this rule may result in immediate termination of the stay without refund, and additional charges may be applied where necessary
★ To help us maintain a relaxed and respectful environment for all guests and neighbours, bookings are reserved for guests aged 25 and over. Families travelling with children are kindly asked to message us prior to booking so we can confirm suitability for your stay

★ Security cameras ★
Please note that security cameras are installed on the property. This is in operation for the safety and security of guests, vehicles, and the property. The cameras are located in external areas only, including entrances and parking areas, and do not cover any internal living spaces.
By proceeding with the booking, guests acknowledge and accept that CCTV is in operation and agree that footage may be used where necessary for security, safety, or incident investigation purposes. While these measures are in place, Lusso Lets does not accept liability for any loss, theft, damage, or incident occurring on the property, including within parking or external areas.
★ Security Deposit ★
A refundable security deposit of £1,000 is required prior to arrival.
The deposit may be used to cover costs arising from, but not limited to:
✔ Damage to the property, furniture, fixtures, or contents
✔ Excessive cleaning beyond standard checkout cleaning
✔ Missing items
✔ Breaches of house rules
✔ Unauthorised guests, parties, or events
✔ Any additional charges incurred during the stay
Provided the property is left in good condition and no issues are identified, the deposit will be fully refunded following checkout inspection.
★ House rules breach charges ★
Please note that any breach of house rules may result in charges being applied, including but not limited to:
£1,000 minimum breach fee
£250 per unauthorised guest, per night
These charges may be applied in addition to any action taken under the booking terms, including termination of the stay without refund in cases of serious breach.
