Welcome to our beautiful, dog-friendly vacation rental located in the exclusive Middlesex Beach community! This 3-bedroom, 1.5-bathroom home is a hidden gem on the bayside, situated just a 3-minute walk from a private, uncrowded beach. Known for its beautiful sand and seasonal lifeguards, Middlesex Beach offers a unique, tranquil experience within the Bethany Beach area. Whether you are enjoying the quiet neighborhood or taking a short drive to award-winning restaurants, mini-golf, and the boardwalk, this home is the perfect home base for your next coastal escape.

PROPERTY DESCRIPTION

Living & Dining
The home is fully equipped for a comfortable stay, featuring a bright living area and a fully stocked kitchen with everything needed to prepare family meals at home. Modern essentials like Wi-Fi and a coffee maker are provided to ensure you have all the comforts of home.

Sleeping Quarters
Each of the three bedrooms is tastefully decorated to provide a restful retreat. The first and second bedrooms both feature Queen beds. The third bedroom is perfect for children or additional guests, offering two Twin beds plus an additional Twin trundle tucked underneath. The home is served by a shared hallway bathroom with a shower/tub combo and a convenient powder room.

Outdoor Living
After a day in the surf, you’ll find two outdoor showers to rinse off the sand. The property includes a backyard area where your dogs can enjoy the fresh air, along with plenty of space for the whole family to relax.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 7 people.

-There is parking for 4 vehicles.

-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.

-No smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

Birthday Celebration 2024

111 Evergreen is a delightful retreat from everything! We so enjoyed the home, front porch, back porch and privacy from the world!! Our days were filled with breakfast on the front porch from a well equipped kitchen to bike rides by the bay and marsh to a quick easy access to the private beach with lifeguards. Weather was spectacular! Evenings close to all the restaurants in BB or a crab feast on the backyard picnic table. The owners thought of everything. Check in was so helpful as weather was getting bad so 1st Choice Properties brought everything to the house. I couldn't have asked for a better 59th birthday. Beautiful home, close to everything, bikes to cruise around the neighborhood. Easy, safe access to the private, guarded beach! 100% vacay! Beach during the day and the forest in the evening under the stars!

Fantastic mid-century modern beach home

Place was gorgeous inside and out. Only problem was the water. There was an issue with water softener. Turned white towels and clothes orange. Stained toilets and tub. Hope they'll fix it for next year. Would love to stay there again.

Terrific place, private beach, awesome vacation

We brought our family to Bethany Beach and loved the location of this beach house. It was clean, had a nice yard, they gave us access to the shed with chairs and umbrellas, easy to get around for older grandparents, because it was one floor, but plenty of room for 7 of us. Nice front porch for morning coffee. Boardwalk is just a short easy bike ride and bikes are there! The beach is an easy walk and lots of room because it's private and a pass was included with the stay. Highly recommend if staying in Bethany. Nice restaurants/seafood takeout in walking/riding distance.

Awesome stay!

We had such a great and memorable week at this home. Perfect, beautiful location. We loved running in the neighborhood in the morning and walking to coffee shop after. Proximity to the beach was incredible. What a great place, would definitely stay again!

Cozy and quiet

Just the place if you are looking for a single level spacious spot that's close to everything but not surrounded by people. Quiet part of town. The largest back yard in Bethany! We enoyed it immensely.

Thanksgiving Getaway

We stayed at this property over Thanksgiving. It was PERFECT for my fiancé and I and our two dogs. There were some hiccups with check in but it was rectified. We would stay again! Thank you for your hospitality!

So clean and comfortable! Perfect location and right price!

Loved the open air Renovation of the dining/living/kitchen area. Beautifully marine and clean with comfortable furniture. Still preserved the separate and normal sized bedrooms (three). There is only one bathroom but the two warm-water outdoor showers made up for that. I am mobility disabled and have a service dog and one in training and the whole neighborhood was so dog friendly with lots of doggie cafes esp in Ocean City. They were able to get a daily bath outdoors and kept the house pretty sand-free. And the only steps are up to the porch, easily traversed with assistance or a walker. A 16in wheelchair will fit thru the doorframes. Also a plus! Even located behind a restaurant, there was virtually no smell or sound the interfered with the pine tree filled peace and quiet of this home. Highly recommend, will come back! PS: beach is closer than the pictures show with a crosswalk and stoplight to protect the pedestrians. Huge plus for me since I am a slow stroller.
