"Timber & Tide" is a recently renovated 3-bedroom, 2-bath condo with beautiful coastal decor, located in the amenity-rich Sea Colony community. This first-floor retreat is the perfect location for your next vacation, offering a blend of modern luxury and wooded tranquility. Whether you are enjoying the high-end kitchen with quartz countertops or relaxing on the large screened-in porch surrounded by trees, this condo provides a sophisticated base for a premier beach getaway. Guests can take advantage of provided bikes or the seasonal shuttle to access Sea Colony’s world-class tennis, private beaches, and the nearby Bethany Beach boardwalk.

PROPERTY DESCRIPTION

Living & Dining: The open-concept living room features ample seating, a flat-screen television, a pull-out couch, and a lovely stone gas fireplace. For those balancing work and play, a wireless printer is also available. The chef-ready kitchen boasts new appliances, custom cabinetry, and quartz countertops with bar seating, adjoining a large formal dining area.

Sleeping Quarters: This single-level condo features three well-appointed bedrooms, each with its own television. The Primary Bedroom offers a King-size bed and a private, beautifully updated en-suite bath. One Guest Room features a Queen-size bed, while the other guest room is equipped with two Twin-size beds. A shared full bathroom and laundry facilities are located in the hallway.

Outdoor Living: Enjoy the fresh coastal air from the small deck with Adirondack chairs and a new grill, or retreat to the large screened-in porch. The porch is a true extension of the home, featuring a high-top table, cushioned chairs, and a couch—perfect for morning coffee or evening happy hour.

Sea Colony - The Premier Family Beach & Tennis Resort Community - features a half-mile of private beach. 12 pools (2 indoor), world-class tennis, fitness centers, activities for all ages, summer community shuttle, and year-round security. Sea Colony is ranked among Tennis magazine's Best U.S. Resorts and by Tennis Resorts Online as one of the finest in the world.

Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 9 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. Updated and close to all amenities

This beautiful condo is update throughout, has plenty of amenities. Most importantly it’s so close to the tram to get to beach, it’s not deep inside the west side. It’s close to the entrances and easy to get in and out of. There are tvs in each room, wrap around decks and a grill to use. They have all the kitchen appliances you could need. The drains were slow to drain, but the property management co was taking care of it as we left. (Not a big deal) The only suggestion I have is to replace the mattress in the front room. It was so squeaky! Beautiful home. Definitely recommend!

2nd time staying in the property. By far, this property exceeds all others stayed at in the last 12 years in BB. Kitchen was in good order. Clean , up to date appliances. Counter area and sink were just right. Living room was arranged with 2 nice sofas. Both bathrooms were updated with higher sink / cabinet. Showers were ok. Bedrooms were nice too. Check in process very smooth with 1st Properties. Suggest: Dining room chair cushions cleaned and wood painted. There is a slow leak from toilet tank in hallway bathroom. There is a leak just at the top of the living room sliding door to porch. It rained really hard and a leak started in the upper corner of the sliding door. And 1st Properties came out to document. Responded same day w/i i1hr. Nice service. Living room sliding door to porch is difficult to open. Not sure how to hook up DVD player to living room TV. I will need instructions next time. *************** Overall. Very nice place to stay in BB. I hope I can rent this unit next year. Thank you.

Highly recommended

The property was lovely-lots of trees-felt like we were in the woods. Tram service is great and the kids loved riding it! Kitchen is well stocked. The only complaint-couldn’t get grill to work and it was pretty grungy. All in all a great vacation,beautiful beach!

First time at Sea Colony was wonderful.

Very nice clean condo! Well equipped kitchen. Just a couple of suggestions; the deck needs a new gas grill and some spiffing up i.e. new cushions for the furniture, throw rugs. Its such a nice hang out place. The main slider to porch needs to be fixed as it takes a 200lb man to open it. There is a musty smell that emits from the AC vents.

Peaceful & private, parking awful

The location was very peaceful and the private beach and main pool at sea colony were where we spent most days. The parking was ridiculous. We had 3 vehicles but could only get 2 parking passes and directed to the police station for a third one. It took us almost 2 hours to get that pass and find out where we safe to park in Bethany Beach. It was so frustrating that I stayed back rather than go to our traditional 1st dinner/night at Grottos. What was even more frustrating is we had to pay $175 to park in town for the week when there were plenty of open spaces at our rental. You cannot check in until 4 but the location to get passes for parking & amenities closes at 5. The house was well equipped but having a bedroom right off of the living room was not ideal. The porch was great for morning coffee and an after beach cocktail. The grill is extremely small. The linen survive was great. The dishwasher was not very good even if you rinsed dishes throughly. The washer and dryer could use an update. We were very thankful for the dehumidifier because we emptied it twice a day so it was definitely doing its job but with a bit of background noise that sometimes made it difficult to hear the living room TV.

Sea Colony

The property was quite clean, which was important to us given the last years pandemic. It was great to not need to clean the bathrooms and fridge. The location was great with access to multiple pools for my 19 month old grandson. Overall had a great stay.
