Welcome to The Guest House @ Sun Painted Farm, a beautifully restored farm retreat in the historic Price Coffee Valley near Bentonville, Arkansas. Sitting among a 40-acre farmstead with a producing micro-farm, the fine dining restaurant, RYN, and the Sun Painted Farm farm stand, this is truly one of the most unique stays in NWA. With four bedrooms, three spacious bathrooms, and stunning valley views, it's the perfect blend of modern comfort and rustic charm. Minutes from Bentonville Square and world-class mountain biking trails, it offers both relaxation and adventure in a picturesque setting.



The Space:

Step inside this spacious open-concept retreat, where the kitchen, dining, and living areas seamlessly blend together under vaulted deep green ceilings. A slate-encased electric fireplace anchors the space, adding warmth and charm. Floor-to-ceiling French doors lead to the back exterior entertainment area and root cellar bike storage, while expansive bay windows frame picturesque valley views, bathing the space in natural light.



With bedrooms situated at opposite ends of the home, there's ample space for up to 10 guests to spread out and unwind. The primary suite boasts a plush king mattress and a private bathroom with a spacious walk-in shower. The second bedroom offers two queen mattresses and a shared bathroom.



At the other end of the house, the third and fourth bedrooms feature comfortable queen mattresses dressed in fresh linens, with a third large bathroom conveniently located nearby. All bathrooms are well-appointed with essentials like towels, shampoo/body wash, toilet paper, and hair dryers.



Step outside to discover a large farm-style table, perfect for al fresco dining under the glow of overhead string lights. A propane BBQ awaits your culinary creations, while a firepit sets the scene for cozy evenings under the stars. Bike enthusiasts will appreciate the secure bike storage in the root cellar (note: the cellar may become wet during heavy rain). And after a day of adventure, wash up your bike at the convenient bike wash station located on the side of the house.

Guest Access:

Guests will be provided with a unique door code via scheduled messages. Use door code on the front door for entry.

Venture just a short distance to explore cultural gems like Crystal Bridges American Art Museum and The Momentary, or indulge in culinary delights at the renowned 8th St Market and local breweries such as Bike Rack Brewing and Bentonville Brewing Co. Getting Around:

All roads to and from The Guesthouse are easily drivable and also highly connected for both street and offroad biking.

-2 Night minimum on weekends.

-note the refrigerator does not have a water supply for ice. We can provide ice if requested prior to reservation.
