To keep everything above board and ensure a safe and secure stay for everyone, we`ve got a few quick steps for you to breeze through:

-Verify Yourself: You might be asked to show us your official ID – don’t worry, it’s just to make sure you’re you!
-Must be 25 years or older to rent our home!
-Confirm Contact Info: Double-checking your digits so we can reach you easily if needed.
-Credit Card Confirmation: We’ll need a valid credit card that matches your ID we hold a refundable $50 security deposit. It’s just a formality!
-Security Screening: Hop through our verification portal – think of it as your VIP pass to a fantastic stay.

Rest assured, your info is as safe as houses with us! We won’t be selling, sharing, or handing it off to anyone else.

Once you’re all set and verified, we’ll shoot over your check-in instructions faster than you can say “vacation time!”


So let’s get this party started – your dream getaway awaits!
1. If you are a local resident, please contact the hosts before booking. Minimum age to rent is 25

2. Guests must acknowledge that they will keep their noise level to a minimum after 10:00 pm

3. Each room has ceiling fan remotes attached to the wall. Please do not remove these from the holder on wall. A lost remote will result in $200 charge per remote because the next guest will not be able to use the ceiling fan in that room.

4. No parties or events allowed

5. No pets are allowed. If one is on property you forfeit your right to any deposit and will be forced to check out early with no refund.

6. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

7. NO SMOKING or use of fire permitted in the rental. Guests must acknowledge that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.

8. There can not be any more than the allowed number of guests in or on the property at any one time; a violation could lead to the immediate removal of all guests without a refund

9. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them.

10. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur, and it will be released after you check out.

11. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check- in (it will be provided before check-in).

12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

13. For your security and protection, the property is equipped with exterior cameras.

14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $30 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

15. If, by not following any of our rules, we are forced to refund or discount an upcoming or existing guest, you will be liable for the costs.

16. By swimming in the vacation home pool and hot tub I recognize and fully understand certain things, including:

‱ At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
‱ My use of the pool facilities during my stay involves certain risks, including but not limited to:

1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.

‱ I recognize and fully understand that the above list is not a complete or exhaustive list of all possible
risks; the list only provides examples of types of risks that I am assuming.

In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:

1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever,
3. INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

Our family had a wonderful time at this rental- plenty of space to spread out and wonderful amenities for everyone to enjoy. S'mores at the firepit with moonlight glistening on the bay and morning coffee on the porch watching the sunrise over the bay- both breathtaking. The host was very responsive to messages.

The house has very spacious bedrooms and living rooms in both the the main house and bungalow. We enjoyed the grounds, hot tub and pier also. Stress free environment - an 'oasis'. Located in Bayside, it was great knowing Rockport was only 20 minutes away if we needed anything. The home is wonderful and the sound of the waves - heard out on the pier or inside the home - are SOOO relaxing. We loved the peaceful and quiet area - a home which had all the amenities we needed for our stay. Excellent communication which we appreciated and made us feel 'attended' to.Two thumbs up!

What a great getaway property and experience our family had here. The checkin was keyless code and was sent 24 hrs prior to us arriving and was effortless to get in. The main quarters and guset house were very clean upon entry and were nice and cool. All rooms are extremely spacious with room for a air mattress for the little ones if you need it. The pool and hot tub were amazing and what can you say about the view except picturesque in the day and evening. The property has planty of backyard space for your BBQ, firepit nights and yard games like corn hole. Plenty of shade to enjoy the breeze that runs all day. The private pier comes ready to fillet all the fish you are gonna catch as we did. Green lightning illuminated the path of the pier in the evening and has plenty of light for you night fishing. We caught black drum, reds and speckled trout. Our whole family enjoyed every minute of this trip and we are definitely coming back! Our host was in constant communication with us in case we needed anything and even provided us a message reminding us about checkout time and things to do before you leave. Simply Amazing!
