The Space:

Morning light streams through the large windows, casting a warm glow over the wood‑floored living area as the city hums softly beyond the private gated entrance. You settle onto the comfortable sofa, feel the day ease into a relaxed rhythm, and step out onto the patio where a grill waits for a casual dinner under the Austin sky. After a day of exploring East Riverside, you return to a quiet, spacious home where the open layout invites you to unwind, stream a favorite show, or gather with friends around the shared dining table.



Sleeping arrangements

Four private bedrooms accommodate up to eleven guests. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside surfaces. The fourth bedroom offers a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen‑size sofa sleeper in the living room and a queen air mattress stored in the laundry area provide flexible extra sleeping options. All bedrooms feature individual code locks for added privacy.



Bathrooms & laundry

Four full bathrooms are stocked with bathroom essentials and towels, making mornings smoother for larger groups. An in‑unit washer and free dryer are available for longer stays or active trips.



Kitchen & dining

The fully equipped kitchen includes generous counter space, all the cookware needed for everyday meals, and a breakfast nook with seating for four. A flat‑screen Smart TV with cable sits in the living room, and the open‑concept design keeps the kitchen, dining, and lounge areas connected.



Outdoor living

Step onto the private patio for outdoor dining or fire up the BBQ grill. The property offers shared amenities such as an outdoor pool and hot tub, both available year‑round during posted hours, and a nearby shared gym. The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
