RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We also charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

We only accept dogs that are under 35 pounds and we'll just ask for a picture. We don't allow Cats on this property.

Pet Fee is $165 (max of 2). This is a one-time, non-refundable fee as we shampoo the carpets after each pet stay. No pets on furniture, please!
Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.
Note: There is a $500 fine for any noise violations.

The pool can be heated (Mar 1-Nov 1) reaching a maximum temperature of 85°F. This depends on the weather; please request pool heating at least 24 hours ahead.


Heads up: If the temperature drops below 40°F, certain functions of the pool may not be available, including heating.
