This five bedroom Georgetown home sleeps 10 and offers two oversized living rooms with space for everyone to spread out comfortably. Designed for families, business travelers, and extended stays, the home delivers flexibility, convenience, and room to relax.



Inside, you will find two king bedrooms and three queen bedrooms, with large TVs throughout the home. The main living room features an 85 inch TV and reclining sofas for true movie nights. The second living area includes a 75 inch TV and a dedicated workstation with dual 32 inch monitors, keyboard, mouse, and docking station. Ideal for remote work, virtual meetings, or longer corporate stays.



Located just 6 minutes from Georgetown Square and approximately 10 minutes to Round Rock, the property offers easy access to shopping, dining, and regional attractions. Austin is a convenient drive, making this an excellent base for events or work in the North Austin tech corridor.



The private backyard includes a pool for warm weather stays. Please note the pool is not heated.

- Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.

Coverage Details:

Protected: Accidental damages to furniture, fixtures, and appliances.

Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.

Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.

Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.

Please note the pool is not heated.



Mail Delivery:

USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure.

Trash:



HVAC:

Please note that while the entire home benefits from the HVAC system, there are some restrictions to consider. The HVAC system does not extend to the outdoor patio, and the storage shed at the back of the property. These areas are not climate controlled and might be hotter or colder than the rest of the property depending on the season.

Please also keep in mind that the cooling systems are designed to cool the home up to 20 degrees lower than the outside temperature. All HVAC systems have limitations, and we want to communicate that the system can only go so low. This ensures that our guests have realistic expectations about the capabilities of our HVAC system, and can plan their stay accordingly.

House Rules:

• No local guests are allowed to book within 50 miles of property.

• Must be 25 years of age to book.

• Please no shoes inside the house. Guests will be provided with slippers for inside and outside the house on the property.

• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.

• Quiet hours 9pm to 8am.

• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property.

• No parties or events.

• No moving furniture or appliances.

• The occupancy limit is 10 people.

• Secure the home by locking all doors and windows anytime you leave the home.

• Reservations over 30 days may require a security deposit.

• For stays over 30 days, a monthly cleaning fee will be applied.

• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.

• The Guest agrees to report any issues at home to the Host immediately.

• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.



Water Rules:

- Swim at your own risk; there is no lifeguard.

-Pool/Hot tub: No drinks, fluids, or food while in the pool or hot tub. If drinks/fluids/food fall in, it contaminates the water.

- Children MUST always be accompanied by an adult in the pool area. Please always be vigilant with the whereabouts of your children.

- No alcohol, tobacco, or drugs allowed in the pool area.

- No diving, running, or other unsafe behavior.

- Guests must check the pool water level to ensure the water level is halfway up the Skimmer. If water is low, guests must call the Host.

- No confetti of any type is allowed in our home. This causes issues with the pool and hot tub and could cause them to not work for your stay.

- No drinks in the pool or hot tub. If drinks are spilt in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.

- Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.
