The Space:

Note: Despite thorough cleaning, bathroom tiles appear stained. Ceiling may have minor patch marks from prior work.



To comply with housing laws and community guidelines, we REQUIRE all guests to provide valid photo ID, confirm contact info, complete a secure ID portal, and in some cases, pass a background check. Refusal results in cancellation and denied entry.

All guests must sign a rental agreement outlining stay terms. By booking, you agree to the following:



You accept our rental policies and conditions ($250 security deposit applies)



You agree to send a matching ID and credit card prior to arrival

You understand a background check may be required based on management rules

Minimum age is 22 for visitors from out of town, and 25 for local guests. Drugs or weapons are strictly banned. Violators will face police involvement.

Noise must be kept at acceptable levels at all times. Quiet hours must be followed between 9PM and 8AM every day.

We allow 1 pet max with a pet fee. Details are in our house rules section below.

Austin has bugs, especially during seasonal changes. We treat the home regularly but insects like ants or roaches may still appear. We’ll gladly send pest control if needed.



Please note: mailbox or parcel delivery access is not available to guests.



Shared areas like pools and gyms may be maintained, closed, or cleaned by the complex at any time.

We provide starter supplies like soap and toilet paper, but guests are responsible for restocking during longer stays.



Guest Access:

You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.



COVID-19 amenities update: The building amenities are currently open. We always comply with local health and safety measures, which continue to evolve, so we recommend contacting us before your stay to check the latest status.



The Neighborhood:

The East Riverside area is near Downtown, South Congress (SoCo) and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on East Riverside you'll find many cheap eateries, cool thrift stores, and Austin classic dive bars



Getting Around:

We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
