Welcome to "The Devon AC"! A spacious, beautiful, newly renovated home set in the appealing Chelsea neighborhood of Atlantic City minutes from it all! Set on a charming street ONE BLOCK FROM THE BEACH. It has a large living room, roomy dining area, and an updated kitchen making it perfect for families and large groups.

MAIN LEVEL:
-Living room with comfortable couch, 2 chairs and Smart TV (no cable, just streaming apps).
-Half Bathroom

KITCHEN:
-Newly renovated kitchen with spacious island (with seating for 2) and a dining table to seat 6.

SECOND LEVEL:
-Master Bedroom with TV
-1 Full Bathroom in the hallway and 1 Full Bathroom Ensuite in the Master
-Laundry Room Washer and dryer to use at your convenience. Please note we do not supply laundry detergent.

THIRD LEVEL:
-1 Bedroom with TV
-Lounge Living Room with sleeper sofa and TV

BEDROOM 1- 2nd Floor Master Ensuite with King Bed, Full Bath and Smart TV
BEDROOM 2- 2nd Floor Queen Bed

ADDITIONAL SLEEPING: 3rd Floor Lounge room has sleeper sofa and Smart TV

OUTDOOR:
- Charcoal Grill in the backyard. Please note that we do not supply charcoal.
- Outdoor table and chairs in the backyard.

HOT TUB:
THERE IS AN ADDITIONAL FEE FOR HOT TUB USAGE AND MAINTENANCE:
-There is a hot tub in the backyard that guests may use for an additional fee of $215.00
-Unfortunately due to repeated issues with guests leaving the hot tub in bad condition we have had to add a cost of usage.
It costs $215 for a professional service tech to come and clean, service and balance the proper chemicals. If you wish to use the hot tub during your stay you must request access and pay the $215 service fee before you will have access to the hot tub. You can pay through our guest portal after you book.
- Please be respectful when using the hot tub: Please ensure there are no lotions, sun sprays, oils, food or beverages in the hot tub during usage. This may result in additional cleaning fees if these products are discovered.
- Please close the hot tub top when not in use and return the key to the lockbox upon final use.

AMENITIES:
The home has Wifi, and the exterior of the home is protected by Ring Security.

HONESTY and EXPECTATIONS:
At "The Devon AC", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-Airbnb Trip Protection suggested for added coverage.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-7am.

-Please monitor noise levels, especially during the night.
-You must be 21 and over to book.
-We ask that you please read the house rules and listing in full when booking.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS and PENALTIES
Violations may result in: Denied entry or immediate removal without refund
Additional fees for damages, unapproved guests, or rule violations
