This house offers a great stay within a close proximity to the beach and the best of Atlantic City. Located in the desirable Lower Chelsea area, just a few blocks from the Atlantic City Boardwalk and Beach!

LIVING AREA:
-The main level has a living room with 2 sleeper sofas, a Smart TV (There is no cable for the TVs just streaming apps), a dining space and a half bathroom.

KITCHEN:
-The kitchen has all the appliances and amenities you will need for meals.
-There is a drinks station with accessories to whip up your favorite cocktail.

SLEEPING ARRANGEMENTS:
The second level of the home has 3 bedrooms and 2 full bathrooms.
BEDROOM 1: 1 King Sized Bed & a full ensuite bathroom
BEDROOM 2: 1 Queen Sized Bed
BEDROOM 3: 1 King Sized Bed & balcony w/ seating

EXTERIOR:
-There is a charcoal grill for guests to use, we do not supply charcoal or supplies for the grill.
--Please note: If the grill is used during your stay, guests are expected to clean it prior to departure and leave it in the same condition it was found. Additional cleaning charges may apply if excessive grill cleaning is required after checkout.

LAUNDRY:
-There is a detached laundry room that guests may use during their stay.

AMENITIES:

ACCESS & ENTRY:
-Guests will have access to the entire home.
-This property is an attached style home, so there is another residence directly to the left with tenants.
-Please note that there are a few steps to enter the home and stairs to the second floor.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is a driveway on the right side of the house but it is very narrow and will only fit small vehicles if any.
-There is on street parking where available.
-We will provide residential parking permits to use in time-restricted areas.
-There will be a $50 fee for any missing or non returned parking permits.
-We strive to provide parking permits for our guests' convenience; however, please note that availability is limited. The city issues a set number of permits and unfortunately does not replace lost or unreturned ones. While we do our best to ensure permits are available for your stay, there may be rare instances when a previous guest has misplaced one. We sincerely apologize if this occurs and appreciate your understanding.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.

MAIL:

HONESTY & EXPECTATIONS:
At "Cozy Casita", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Guests must purchase their own amenities when stock runs out.

RESERVATION/CANCELLATION NOTES:

-Changing reservation dates or guest quantity may incur additional fees.

-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.

-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
-Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
