The house was well stocked and as listed. House was clean but is in desperate need of a paint refresh in some rooms. Appreciated that we weren’t presented with a lengthy checkout list of cleaning tasks; the cleaning fee included in the price was actually for cleaning!We were in town for a graduation at a university about 30 minutes away but chose Athens for the nightlife. We were unfortunately unaware that on UGA game days the main roads around campus are shut down for hours during the day making it impossible to get to/from the house unless you’re very knowledgeable about the area. After more than an hour of attempting, hubby found S Milledge is the only way back. Additionally, wait times at restaurants on game days can be almost 2 hours. Downtown parking garage is only available to UGA pass holders. Perfect house for UGA fans on game day but otherwise I’d recommend someplace else if you are renting on a game day and would like to do anything in Athens

House was nice and roomy. Kitchen was sparsely appointed (one pot and one pan), but plenty of living space and comfy beds. Our stay was interrupted by a realtor showing the house to potential buyers who walked in on my wife coming out of the shower. I let the host know about this as well as all the trash and poison ivy all over the back yard and got no response until weeks after my trip. Overall a decent stay that could have been five stars if a little more care had been taken and/or the host was more responsive.

Important Issues with Cleanliness and Maintenance - May 2025

Our experience at this property was deeply disappointing and concerning. Upon arrival, we found numerous cleanliness issues: moldy dishes in the dishwasher, dead insects throughout, dirty washer/dryer, food waste in the sink, and garbage bags abandoned on the deck. The outdoor areas were poorly maintained, with leaves completely covering the bottom deck and the toilet paper holder had been torn from the bathroom wall.Communication was extremely frustrating. The VRBO contact information was incorrect, forcing us to search online for the property management company. After multiple attempts, we reached property manager Harrison Busbee and explained we were in town for a wedding with plans to host several dinners. Despite promises to help, Mr. Busbee eventually informed us no cleaning assistance was available and offered no solutions. His responsiveness to our calls and texts was consistently poor.Most concerning were structural issues including water stains on multiple walls, unstable flooring beneath the master bathroom shower, and a section of the dining room floor that noticeably sank when walked on.The disconnect between our experience and previous positive reviews is puzzling. We're sharing this to help future guests make informed decisions. The combination of cleanliness issues, structural concerns, and unresponsive management made this rental fall far below acceptable standards.

Great property - horrible communication

The property itself was great. Lots of room, clean, well stocked (they even had kcups in the cupboards) and very nice. Great location and close to many things to do, including campus. However, the wi-fi was not working on the day of our arrival. I contacted the owner for 3 days before he responded. We had no tv, and no way to connect our devices for the entirety of our stay (we left before the wi-fi was actually fixed). Very disappointed that I had multiple guests who needed to work while staying, but were not able to connect to the wi-fi.

Location for Athens family Fun!

Great Stay for Wedding

We stayed at the house for our daughter’s wedding weekend. The house was clean and well appointed. We didn’t have time take advantage of the lower level game room but it looked fabulous. Close to everything, quiet neighborhood. Would be a great house for a larger family for any event in Athens. Would highly recommend!

Perfect Weekend

5 points was the perfect home for our weekend with family! It is walking distance to UGA and was very close to our tailgate spot!! There was plenty of room and the home has been recently upgraded! Harrison was great and in contact before and during our trip. We will definitely come back for another stay at 5 points!!

Very nice and close to everything

This property was great for our needs. Very clean, well stocked kitchen and the downstairs was perfect for the older teenagers in our family group. The location is great- close to UGA and our wedding venue on Milledge Avenue.

Great stay for conference

We had a great stay at 4 kings. 5 of us were able to stay and each have our own rooms. The kitchen was nicely stocked and there were plenty of towels and soaps in the bathrooms. The house was clean, and it is in an area convenient to downtown and Five Points. We will definitely look to stay here again in the future.

Awesome house for all the family!

Stayed here my son's wedding at the UGA chapel with 4 sets of family members and it was everything we needed. Harrison was all over everything from questions before reservation to checkout. Very clean, well stocked, very comfortable, and close to everything Athens has to offer. Now that my son and daughter in law are living in Athens, we will look to book here first for all their major family events!
