🏡 The Living Space
Sleep: J’s Farmhouse comfortably accommodates up to 10 guests with four bedrooms. The layout includes two primary suites with king beds (one with a twin bed), a guest bedroom with a king and twin, and another guest bedroom with two queen beds — ensuring space and comfort for everyone.
Gather & Relax: The open-concept great room features soaring vaulted ceilings with exposed wood beams and high clerestory windows that flood the space with natural light. Comfortable seating and a Smart TV make this a great area for group conversations, movies, or relaxing after a long day of exploring.
Equipped Kitchen & Dining: The chef’s kitchen is designed for everyday meals and entertaining alike, with stainless-steel appliances, a generous center island with a built-in sink, double ovens, and a large dining area with seating for 10. Whether you’re preparing a casual breakfast or a multi-course dinner, this space brings everyone together with ease.
Indoor Comfort: Comfort is at the core of the design, with central heating and air conditioning managed through dual Nest systems, high-speed Wi-Fi, and thoughtful touches like a co-located fireplace and reading area in the west suite.
Outdoor Oasis: Step outside to a sizeable backyard designed for fun and relaxation. The space includes a private hot tub under a shaded pergola, a large concrete patio with shaded dining, a gas BBQ grill, multiple outdoor seating areas, a horseshoe pit, and a dedicated lawn game zone with corn-hole boards. These features make the outdoor setting ideal for social gatherings, games, sunset wine sipping, or simply bathing in the quiet countryside air.

📍 The Location
Just a short drive to Paso Robles wine tasting rooms, scenic vineyard trails, and award-winning restaurants throughout North County wine country.
Convenient access to Atascadero and Templeton for casual dining, local cafés, and boutique shopping. For the kids, we enjoy the large grassy lawns, skate park that provides helmets and scooters, the zoo, hiking at Three Bridges, boating on the lake, and even ax-throwing!
Approximately 30–40 minutes to Central Coast beaches, including Morro Bay and Cayucos, as well as San Luis Obispo for coastal dining, shopping, and attractions. Also on the coast is Montaña de Oro State Park, where our favorite hiking trails are. With over 8,000 acres, including seven miles of shoreline, Montaña de Oro is one of the largest state parks in California. Spectacular views, fresh breezes, and the sound of the pounding surf add up to invigorating, memorable visits.

🔑 Important Guest Info

Rental Contract: A signed rental agreement and refundable security deposit authorization are required prior to arrival.
Security Deposit: A $500 security deposit is required per stay as a standard hold for incidentals.
Quiet Hours: Quiet hours start at 10 pm, so please take all activity in before that time, out of respect for our neighbors.
Property Note: We think you’ll also enjoy the short drive or bike ride over to the quaint village of Santa Margarita. On the way, you’ll pass horses, mountain ranges, and seasonal wild flowers, and once in town, you’ll find yourself stepping back into quieter times while enjoying wine tasting, a local market and nursery, your pick of delicious and picturesque dining options, antique shopping, and small town festivities for all the holidays. You can also head over to the local vineyard, where you can practice yoga and then sip on their wines (Mama’s favorite) or go all-out and zip-line over the vineyard (the little ones’ favorite)!
Cancellation Fee: We understand that plans can change. TVR is committed to offering a flexible cancellation policy whenever possible; however, all cancellations will incur a $75 cancellation processing fee. We strongly encourage guests to purchase travel insurance to help protect their vacation investment in the event of unexpected changes.
