Summary:
Welcome to The Wardroom!

Originally built in 1902 and completely renovated in 2014, this 3 story home is the perfect spot for a memorable Annapolis getaway.

The location is 2nd to none - 1 block from Gate 1 @ USNA, making it a top choice for USNA families for I-Day, Commissioning Week, Parents' Weekend, and alums returning to "the Yard" for their class reunion. Walk to the heart of Annapolis, MD State House, Main Street restaurants, boutiques, bars, the Annapolis City Dock, and so much more!

The Space:
This is a 3 story / 3 bedroom property blocks from the US Naval Academy!

The kitchen and living room are located on the first floor of the property with the bedrooms upstairs. There is also a small outdoor porch located on the property as well.

Air conditioning is only available in certain parts of the home.

This row-style home has a sunny family room with a TV with cable for entertainment and plenty of comfortable sofas. The adjoining dining table seats up to eight people and there are two extra spots at the kitchen island. The kitchen has been newly renovated and beautifully updated recently - it's complete with modern stainless steel appliances and shiny countertops for family-style cooking. Your private paver patio is fenced and has a convenient propane grill and an outdoor dining area for four.

Some of the most recent upgrades include new windows, new Nest heat, window unit ACs in every room, renovated hardwood floors, all new kitchen, and updated bathrooms enhanced by the original details, such as beautiful moldings, and curved railings.

Please note that the second upstairs bathroom has a bathtub with a detachable hand held faucet, but no shower.

Guest Access:
We allow access to the 3rd floor of this property (not pictured) to guests with parties of 6 or or more.
Parties with less than 6 guests can access it for $100/day.

For guests who want access to the basement (this area has the washer / dryer in it), we charge a fee of $25/day booked. Thus, if you have a 4 day reservation booked the fee is $100 to access the basement for all 4 days.

The Neighborhood:
This house is located 1 block from Gate 1 of the US Naval Academy. It is an A+++ location for parents visiting their Midshipmen, prospective USNA students, and returning alumni/ae!

It is a 2 block walk from the heart of "DTA" (Downtown Annapolis) with restaurants, bars, and boutiques a <5 min walk away from you.

Stroll up and down Annapolis' cobblestone streets, take a tour of the "Yard," or take in a parade at Warden Field while you're in town visiting Navy!

There is unfortunately no free street parking. Street parking is available with 2-hour restrictions. Please locate the nearest parking garage using your preferred online map app. The Calvert Street Garage has free parking on weekends and overnight from 6 pm to 6 am.

Getting Around:
This spot is perfect for guests who don't want to pay for a rental car since it is a super walkable location. This is honestly recommended due to the limited free parking in the area.

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

Please note that the second upstairs bathroom has a bathtub with a detachable hand held faucet, but no shower.

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $50/night per pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

If you are local to the Annapolis area and book for less than 5 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.
