Bluff house is truly breathtaking. Entering through the beautiful, timber front door, you are welcomed by a long, spacious hallway, leading you through to the magnificent kitchen. Bluff House is a private haven where you will happily spend your days moving from one area of the home to another. Bring the outside in by sliding open the glass doors. The outdoor areas are surrounded by lush green trees. Centrally located in Barwon Heads, leave the car at home and wander into town or to the beach!

Bluff House is a beautiful home that feels like pure luxury. With a unique arrival time of *midday, you will be welcomed into Bluff House with a gorgeous 'Welcome Hamper'. Furthermore, we also offer you the relaxing time of a midday departure.
(*Please note, depending on bookings, we might not be able to offer the midday arrival and departure on Public Holidays, long weekends and Fridays.)

There is an abundance of space for everyone to spread and out and truly relax. Bluff house is perfect for two families wanting to come together and enjoy each others company. We also welcome groups of Golfers and Cyclists, we have a wonderful enclosed area where bikes can be stored safely!

Downstairs comprises of two main areas, the first area has a cosy lounge with a stunning pitched ceiling and an open fire place, creating the perfect area to curl up and read a book, directly opposite you'll find the piano room filled with plenty of books to choose from.

Heading through the glass walkway into the second main area, you'll find a gorgeous, long, timber dining table to enjoy those memorable dinner parties, plus a quality kitchen to create those beautiful meals. Retiring over to the lounge area, with a floating fire place and raised ceiling, this entire area becomes the heart of the home.

Also downstairs is the Master Suite with a King Size Bed and walk in wardrobe leading through to the luxurious ensuite.
Further along the hallway is a Queen Size Bedroom, with a bathroom, including a bath and a powder room. There is plenty of space between the two downstairs bedrooms, allowing full privacy for two couples.

Heading up the impressive timber staircase is three more bedrooms, a Queen size bedroom with a built in desk, a Double Size Bedroom also with a built in desk and the fifth bedroom comprises two king single beds. There is also a main bathroom and another lounge room with a TV, DVDs, board games, and more desk space for anyone needing to work whilst away.

Back downstairs, with the large sliding glass doors wide open, you'll feel like you're in your very own resort. Stroll through to the outdoor, fully enclosed space to use the well equipped gym (24/5/23 - this is a new addition to Bluff House, photos will be taken soon!), there is also a heater and BBQ in here, then heading on down to the grass where children or adults can have a jump on the inground trampoline.

Bluff House is located in a wonderful part of Barwon Heads. You are within walking distance to the beach, restaurants, shops, walking trails, Barwon Heads Golf Club, and the Iconic 'The Bluff'.

Our guests will have access to a Private 'Guest Portal' on the Prestige Hideaways web page. You will be issued with the password when your booking is confirmed. This contains many local recommendations for the Bellarine Peninsula and the Surf Coast. We recommend you plan ahead and make your reservations to avoid missing out.

There is no doubt, Barwon Heads is beautiful! Bluff House is in a fabulous location, enjoy all that Barwon Heads has to offer whilst not getting in the car!

A very easy and flat walk to the gorgeous main shopping strip of Hitchcock Avenue, you'll find delicious cafe's and restaurants, stunning homeware stores and of course surfing shops! Also a stones throw away is the Barwon Heads Pub, IGA and the foreshore playground in Flinders Parade.

If you enjoy walking and exploring then head to the Bluff Road walking track that circles around The Bluff, it's a beautiful sight. If you're travelling with kids the best beach spot is along the Barwon Heads River right near the Barwon Heads Bridge, it has lovely sand and calmer water.

Parking can be busy during the peak time of Summer, but all other times it's very easy. There is room for 3 cars ONLY in the driveway, you can park in Bell Street or at the pub. We recommend walking as much as possible. There is a bus stop near Hitchcock Avenue that will take you to Ocean Grove or Geelong. Uber also operates in Barwon Heads. If you're able to, you could always pack the bikes!

We are Cyclist and Golfer friendly - please let us know if that's your passion and we can work out what can be provided!

Pet dogs - Dogs are part of the family!! Please reach out if you're wanting to bring along your furry friend, we are happy to accommodate when possible, there are some guidelines we will need to explain.
Please note: only available for 5 nights or more.
($50 pet cleaning fee will apply)

In regards to carparking, there is enough room for 3 cars ONLY in the driveway. All other cars can be parked in Bell Street or at the Barwon Heads Pub carpark
Prestige Hideaways Terms and Conditions for Guests staying in this property.
• All guest must respect this property and understand this is someone else’s home who is allowing you to enjoy it. Please treat it with utmost care.
• Please report any damage, or breakages immediately to Prestige Hideaways, this way we can arrange a replacement or repair as soon as possible. On some occasions a repair person may need to enter the property, but this will always be communicated to the guest prior.
• Any damage, breakages or theft will be paid for by the guest
• Prestige Hideaways expects the guest who is booking to be present and available during their entire stay.
• There is to be no excessive noise, no loud music and we ask you to respect the neighbors.
• Guests may be outside no later than 10pm, this is to limit the disturbance to the neighbors. Loud talking and laughing travels far late at night and is very annoying for neighbors.
• Guests who book through Prestige Hideaways must be over the age of 30.
• Parties, Bucks, Hens and Schoolies groups are not able to book any property managed by Prestige Hideaways. Failure to adhere to these conditions will result in the booking being cancelled and guests evicted immediately without any refund. Airbnb will also be notified. Any damage, breakages, excess rubbish or missing items will be charged to the guest for compensation.
• There is to be no smoking, illegal drugs or drunken disorderly behavior. If it is found there has been smoking inside there will be a $500 fine.
• All furniture, cushions and throws are to be placed back where they were found
• Check in time is strictly from 3pm unless arranged prior with Prestige Management
• Check out time is strictly from 10am unless arranged prior with Prestige Management, keys are to be placed back in the lockbox and the code scrambled.
• Guests are to ensure they have checked the Departure Checklist before leaving, failure to follow the Departure Checklist will result in further charges.
• Our Cleaners will assess if the property requires ‘over and above’ the ‘Standard clean’ after your stay, please leave the property in a respectable neat and tidy manner to avoid any further cleaning charges.
• Guests are responsible for the keys to the property; any loss of keys will incur a $50 charge; any loss of a garage or gate remote will incur an additional $150.
• Any guest who requires ‘out of hours’ (Monday to Friday, 9am to 5pm) access to the property due to lost keys etc. will be charged a $200 call out fee.
• All linen and towels are provided for your stay (excluding beach towels), any damage caused to the linen or towels will be charged to the guest for compensation.
• When making a booking with Prestige Hideaways we will ask you to provide us with a run down of who will be staying at the property, this is for safety reasons. There is to be no extra guests sleep at the property unless communicated with Prestige Hideaways.
• If the property has been damaged by issues out of our control (e.g.- house fire or a flood) and we are unable to allow guests to stay in the property, then Prestige Hideaways will offer a full refund to the guest.
• In the event of a COVID Government Lockdown, Prestige Hideaways will offer the guest to reschedule the booking at no cost to the guest.
• In the event of the guest contracting COVID whilst staying in a property managed by Prestige Hideaways, the guest will be charged for a deep clean of the property.
• Prestige Hideaways takes no responsibility for any of the guest’s personal property, this includes breakages, theft or damage.
• If the property you are staying features (but not limited to) a trampoline, pool, spa, playground, gym, indoor fire, outdoor fire, bath or jacuzzi, it is the adults full responsibility to ensure the safety of children at all times.

Amazing Property

Our extended family had an amazing 5 days over Easter at this incredible house. It ticks all the boxes, spacious, cleanliness , well equipped kitchen, fantastic library and kids retreat, the gym, a great location ...... I could go on. I highly recommend staying at The Bluff House and we will definitely be back. Big "Thank You to" Melissa (Property Manager), she was so helpful and professional.

Love this place!

Bluff House ticks all the boxes. Stellar location, beautifully furnished and well appointed home and room for everyone. We stayed here with our teenage and young adult children, plus a couple of friends, so seperate chill out spaces were a must!! It's really roomy and relaxed, beds are comfy with good linen and the kids are totally seperate upstairs. there was a great study area for our Year 12's. Lovely touches all round, from books to read to the gorgeous 'welcome' pack of goodies on our arrival - including milk and juice. We arrived late, so that was much appreciated. There is a well stocked pantry (don't get the often in a rental) and a well equipped kitchen. the pub, supermarket and town are moments away, but the house feels quiet and secluded. the piano got a good workout and so did the big dining table. Perfect for a large family or two families. We thoroughly recommend Bluff House.

BH Oasis

An impressive spacious, modern property that comfortably accommodated grandparents and 2 families each with a 3 year old and 1 year old. The trampoline was wonderful for the kids on non-beach days. The river, park, supermarket and golf course were all within walking distance and it was pleasing to see herbs and spices available for guest use. Highly recommended and we would love to return.

Excellent accommodation in convenient location

Spacious, well-maintained accommodation was perfect for our family long weekend getaway. It was easy to fit three families into the house without ever feeling crowded. Depending on the weather, we could choose from a range of indoor and outdoor gathering places. The trampoline was popular with the kids. Lots for everyone to do in the neighbourhood. It's a short walk to the riverside beach and playground. A couple more minutes walking takes everyone around to the Barwon Heads shops, restaurants, etc. Not having to drive to activities was a definite bonus.
